THE WASTE RECYCLING SITE
The site benefits from an Environment Agency Licence, effectively consenting for the un-restricted transfer and handling of waste, enabling the site to process most forms of waste including asbestos, glass, wood, metal, paper, general road sweepings etc. and the site is fully equipped with necessary plant and machinery in order to undertake such work.
The site has operated as a business for a long period of time, to include the handling and sorting of waste with the following equipment.

LOCATION AND DESCRIPTION
This site is situated a few miles north of Wrexham on the A483, to the west along the B5102 at Llay on the Llay Industrial Estate at No.12 Miners Way. Please see the attached location plan, OS and Land Registry Plan showing the approximate site. We have scale measured this at 0.42 acre approximately.
TERMS OF OFFERS
The fully equipped site with, as advised by the owner, the contracts, is available either freehold or leasehold.
Price and rental on application. In the case of a leasehold situation, this will be subject to security of warranties on the Environment Agency Licence in particular and with the ingoing tenant being asked to discharge the owner’s legal costs in connection with the granting of the lease for the land all of the equipment.
It will be necessary for interested parties to discuss this initially with the agents in terms of the pricing and this may include, for example on a leasehold basis, the machinery could also be purchased by the operator if preferred and subject to agreement, subject to contract.
