The ‘Farmhouse’ might be considered the hub of the original farm and retains that authentic farmhouse feel - its roomy too, enjoys its own private gardens and a fine aspect with far reaching views northward over the Conwy Valley. There’s also the ‘Granary’ and ‘Piggery’, both of which have their own distinctive charm, each having retained the original outside steps to the first floor (there are internal stairs you’ll be glad to know) which betray their past as working farm buildings – it all adds up to a rather splendid experience with a dash of authenticity thrown in! Inside of course, there is no let-up in terms of character and interesting features with an especially exquisite Mezzanine level in the ‘Piggery’.

The dwelling used by the current owners as their main residence is arguably the one most would choose to live in - and it’s easy to see why this choice was made. The main reception room is a delight, very roomy but certainly a feast for the eyes with a pitched ceiling and the ‘A’ frames on full view. Overlooking the proceedings is a fine Crogloft from where you can survey the fine timberwork on display. Again, the sense of quality and attention to detail is evident with oak flooring (under-floor heated, no less), modern sash style double glazed windows, a fine country kitchen with polished marble work surfaces and contemporary, high specification bathroom and en-suite facilities. Location Llanbedr y Cenin is a scenic village situated in the unspoilt Vale of Conwy with its rich farmland and wooded hillsides. It borders the Snowdonia National Park, providing a perfect gateway to explore the mountains and the higher range of the . A short stroll away is the fine ‘Olde Bull Inn’ which serves real ales and food – tempting on a summer’s eve! There are a few local amenities available in nearby Talybont. At the northern end of the valley lies Conwy, its castle and estuary whilst at the southern end is the popular tourist destination of Betws Y Coed. What is really exciting is the huge investment taking place in nearby – an exciting new surfing and water sports park – will open to the public (2015), this will be a showcase for the world’s first ‘Wavegarden’ artificial surfing lagoon. Surf’s up dude!

Not too far away you’ll find the market town of and Trefriw which is famous for its woollen mill. The area is rich in history - the remains of Roman occupation clearly visible within the locality, especially on the hillsides. The main A55 expressway is some 7 miles distant allowing for easy commuting and travel up and down the beautiful North coastline, connecting directly with the main motorway network. A mainline railway station is also located at Junction with Llandudno serving as your main shopping destination.

Directions Exit the A55 at Junction 18 and continue into Conwy. On reaching Conwy, turn left onto the B5106 towards Trefriw. On reaching Tal y Bont, turn right signposted Llanbedr y Cennin. Proceed through the village past the pub on the left, up the hill for approximately ½ a mile. The drive for the property will be seen on your right hand side.
