The Old Manor The Old Manor is a delightful Grade II* Listed manor house with origins dating back to the 15th Century that has been described by Nikolaus Pevsner in his book, The Buildings of . The house has been sympathetically extended during the 16th and 17th Century.

Attached to the house is a cottage and across the courtyard is a charming thatched office currently used as gym. This means the layout allows for a multitude of purposes and could be altered to accommodate alternative family requirements.

Internally, the principal reception rooms are light and spacious with numerous period features such as exposed beams, stone mullion windows and inglenook fireplaces, which mark its architectural and historical importance . In recent years the vendors have undertaken a number of alterations to the house, including creating a striking family room with vaulted celling and french doors out to a sun terrace suitable for al fresco dining.

Framed by a traditional wall, the gardens are private and secure. Whilst mostly laid to lawn with herbaceous border studded with roses, they are south facing and compartmentalised into formal and family areas. The village is well placed in the county, with easy access to and Long Hanborough with their mainline rail connections to Oxford, London, Birmingham and Hereford. Within half an hour one can also reach the M40 motorway and the city of Oxford.

Local schooling in the area is excellent, with a primary school in Hailey, Windrush Valley Pre- Preparatory School in Ascott-under-, Cokethorpe in Witney, School in Kingham and Burford School at Burford. Within 12 miles is St Hughes school at Faringdon and within Oxford are numerous highly regarded schools including the Dragon School. Continue along the B4022 for about 1.5 miles until reaching two mini roundabouts, continuing over both along the B4022. After one third of a mile, turn right onto the Hailey Road. Upon entering Hailey, take the first right hand turn into Poffley End Lane signposted Poffley End. The Old Manor House is on the right hand side after about a quarter of a mile.
