Disposition______APPROVED SIGNED Submissions are to be reviewed and evaluated based on the standards, criteria, and provisions set out in the Declaration. Submissions are reviewed based the individual merits of the Submission, the characteristics of any structures/improvements proposed, the characteristics of existing and remaining structures/improvements, the characteristics and nature of the individual site, and the integration of the proposals in the Submission with the existing and remaining structures, improvements, site, landscaping, etc. The criteria include:

(a) The validity of concept – the basic idea must be and appropriate to its surroundings.

(b) The design compatibility – any proposed improvement/structure must be compatible with the architectural characteristics of the residence, adjoining residences, and the neighborhood setting. Compatibility is defined as similarity in architectural style, quality of workmanship, similar use of materials, color, and construction details.

(c) Location and impact on neighbors - the Submission must be compatible with the landscape, the existing structure(s) and the neighborhood. Primary concerns are access, view, , ventilation, and drainage. For example, fences may obstruct views, breezes or access to neighboring property; decks or larger additions may cause unwanted shadows on an adjacent patio property or infringe on a neighbor's privacy.

(d) Scale - the size (in three dimensions) of the Submission must be compatible with adjacent structures, improvements, landscaping, and other surroundings. For example, a large addition to a small residence may be inappropriate.

(e) Color - color may be used to soften or intensify visual impact. Where a Submission includes an addition to an existing residence, like elements such as roofs and trim should match in color and texture (or match color and texture scheme of the whole improvement). Merely because an addition uses colors from the Committee’s color palette may not be sufficient where color conflicts exist with existing elements.

(f) Materials - continuity may be necessary by use of the same or compatible materials as used in the original residence. Style, design, and materials of additions may be limited by the style, design, and materials of the original residence.

(g) Workmanship - the quality of work should equal or exceed that of the surrounding area, in order to avoid deleterious impacts on the Development.

(h) Timing – where the Submission includes improvements covered by any government permit, the Committee’s approval will be revoked automatically if the improvements are not completed within the dates specified by such government permit. The Committee may require completion of any work envisioned in a Submission by a specific, reasonable date, and failure to complete such work by that date will result in the automatic revocation of the Committee’s approval.

An initial review of your Submission will be done, generally within ten (10) days, to consider if the Submission appears to be complete, deficient in some way, or in need of further information. IF YOU ARE NOT ADVISED, IN WRITING, THAT THE INITIAL REVIEW WAS DONE WITHIN FOURTEEN (14) DAYS AFTER YOU HAVE SUBMITTED THIS FORM, YOU MUST CONTACT THE COMMITTEE AT THE TELEPHNE NUMBER/ADDRESS AT THE TOP OF THIS FORM, IMMEDIATELY, TO ENSURE PROPER COMMUNICATION. IF YOU DO NOT RECEIVE THAT WRITTEN NOTICE OF THE INITIAL REVIEW, YOU SHOULD PRESUME THE SUBMISSION HAS BEEN DENIED.
