Am Sandtorkai/ Dalmannkai HafenCity’s­ First Quarter

he Am Sandtorkai/Dalmannkai quarter, which surrounds Sandtorhafen, has stood out as a vibrant urban neigh- Tborhood for a long time, and was all but completed when the nearby Elbphilharmonie opened. Many people have been residing, working, and living in the first neighborhood of the Hafen­City, which was completed in 2009. Eight new buildings are located at Am Sandtorkai (1–8) to the north of the tradi- tional central harbor basin. The areas directly across from the UNESCO World Heritage Site of Speicherstadt are split about equally into office and residential spaces. The long promontory of Dalmannkai extends from the south of the harbor basin and features 15 newly-built ensembles (9–23) which are predomi- nantly residential units. Just like virtually everywhere else in Hafen­City, the five- meter-tall ground floor is occupied by businesses, galleries, restaurants, cafés, bistros, and bars. These varying types of spaces are always interspersed in a ‘fine-grained’ way; usually, these types of amenities coexist within the same building. This amalgamation of approximately 1,000 residents and 50 com- panies, retail establishments, and eateries who call this district home has created a lively and compartmentalized district that alternates between urban and suburban in equal parts. The traditional harbor, which also forms the spatial center of the quarter, has become a berth for up to 30 historic vessels per- taining to the Hamburg Maritime Foundation. In terms of urban development, Am Sandtorkai/Dalmannkai is framed by squares and promenades which – like almost every open space throughout Western Hafen­City – were designed by EMBT (Barcelona, Spain). They artfully create an interplay

between water and land, and contrast austere, maritime forms with light, Mediterranean influences. BHF landscape architects from Kiel were responsible for the design of the plinth and the promenade at Sandtorkai. Since January 2017, the quarter has been home to the Elb- philharmonie, Hamburg’s newest landmark. The influx of visi- tors to this internationally renowned concert hall has exceed- ed all expectations, resulting in long ticket lines, concerts sold out within minutes, and an open plaza which recorded around 4.5 million visitors in the first year instead of the forecast 1.7 million annual visitors – roughly the same number of peo- ple that visited the Sistine Chapel in Rome in the same period. Construction in accordance with plans drawn up by Herzog & de Meuron lasted almost ten years. Now, the hall’s wave-crest- ed 110-m tall glass construction crowns the painstakingly maintained cubiform base and imposing façade of what was 7 8 5 6 once the Kaispeicher A warehouse. Am Sandtorpark/ Grasbrook

he Am Sandtorpark/Grasbrook neighborhood is Hafen­ City’s second completed quarter. Located between T Sandtorhafen in the west and the lively Überseequartier, this area became not only a popular location for international corporations, but also a comfortable setting for everyday life with an elementary school, many family apartments, and two small parks. The elementary school (29) is certified gold with the Hafen­ City Ecolabel, and has served as a social hub within the quarter since 2009. The Katharinenschule also features an integrated gymnasium, and is adjacent to a building which houses a day care center with a nursery, as well as 30 apartments. Fami- ly-friendly residential buildings in the neighborhood (28a + b) also contribute to this urban area’s social diversity. Since 2013, the 7,100-m² Grasbrookpark, with its many play facilities – which have been co-created by children – has con- stituted the southern intersection to the neighboring quarter of Strandkai. The most recently completed project at Grasbrookpark also focuses on residential development. 135 apartments were built directly beside Grasbrookpark according to plans drawn up by the architectural firm BKK-3 (Vienna). Cooperative apart- ments, subsidized public housing, studios, student residenc- es, a daycare center, and other sites for retail purposes were among the units built. But the quarter is also characterized overall by its unique international feel and its many enterprises. The renowned ar- chitect Richard Meier designed the Hamburg-America-Center, where Amerikazentrum Hamburg e. V. organizes a varied cul- tural events program. headquarters since fall 2011. Since the end of 2017, the bianc restaurant run by top chef Matteo Ferrantino has been one of Hafen­City’s many gastronomic highlights. The three buildings of the neighboring International Coffee Plaza were also designed by Richard Meier, a previous winner of the Pritzker Architecture Prize. The buildings were developed by the entrepreneurial Neumann family, whose company group of the same name can be found in the widely visible, 13-sto- ry Ellipsenturm, one of the main architectural landmarks in the quarter. The German headquarters of the shipping company Eukor are also located here. Two other large buildings directly bordering Sandtorpark of- fer even more space for companies. The distinctive SKAI office 26 block, which covers 16,000 m² GFA and features an eye-catch- 27b ing façade made up of copper elements, has occupied the 25 space north of the park since 2009. Its plans were drawn up by 27a 27c the Hamburg-based architects Böge Lindner. To the south of Sandtorpark lies the Centurion Commercial Center (14,600 m² 28b GFA), which has been awarded the gold Hafen­City Ecolabel, 29 30 28a and which is a hub for the cruise industry, eateries, and retail stores on the ground floor. Further south on Grosser Grasbrook, Kühne Logistics Univer- sity (KLU) and Medical School Hamburg (MSH) moved into the 31 former SAP building in Autumn 2013. The headquarters of the 33 logistics company Kühne + Nagel has occupied the plot direct- 32 ly beside it since 2006.

trandkai forms the southern silhouette of Hamburg. Vis- ible as far as the Elbe bridges, together with the Elbphil- Sharmonie it is the unmistakable symbol of the Hafen­City on the Elbe. The basic structure of the quarter’s urban plan by Böge Lindner Architekten, an architectural firm based in Ham- burg, consists of a perimeter block development and seven additional residential buildings, each varying between 55 and 60 m in height, as well as an equally tall office tower on the wa- ter. While office spaces for modern service providers dominate the southeastern part of the quarter across from the cruise terminal on the Elbe, it is mostly apartments that are popping up around Grasbrookpark, as well as on the exposed quay tip, which has been reserved exclusively for residential purposes, except for the dock levels (55–57). As the first building to be constructed south of the ­Marco Polo Terraces, a combination office building and residen- tial tower designed by Behnisch Architekten (Stuttgart) was built in summer 2009. The ensemble consisting of the approx. 60-m high Marco Polo Tower (58), with its interlocking floors, and the neighboring Unilever building (59), with its striking po- lygonal curtain wall, was one of the first landmarks in Hafen­City to attract widespread attention and was awarded numerous international prizes. Unilever’s office complex is characterized by its unique commitment to sustainability: In 2011, it became the first office building to be certified gold with the Hafen­City Ecolabel. The ground floor, which is also open to the public out- side office hours, is part of the public urban space connecting the Marco Polo Terraces with the quay promenade on the banks of the Elbe and the Elbe Terraces.

Towards the east, Quantum Projektentwicklung GmbH and Engel & Völkers Development GmbH completed the new Engel & Völkers headquarters (60) in mid-2018. In addition, the ensemble, designed by New York Pritzker Prize winner Richard Meier, also includes an exclusive tower with condominiums, rented apartments, as well as public facilities. Further east, the last undeveloped Strandkai plots (61, 62 & 63) will be needed through 2022 to operate the temporary cruise terminal. After 2022, the temporary terminal will be re- placed by the new terminal in the neighboring Überseequartier. Nearly 500 residential units will be built on the tip of Strand- kai (55–57), including many cooperative apartments and sub- sidized housing. The ground floors house exceptional cultural offerings, including the public KinderKulturHaus and the in- teractive ‘Märchenwelten’ exhibition, and a number of restau- rants. While the upper 93 m of the quay tip will remain free of construction and continue to serve as public city space, western Hafen­City will be graced with a new, approximately 700-m long, almost entirely white cityscape facing the Elbe, which will extend seamlessly across the whole of central and eastern Hafen­City and all the way out to the Elbe bridges.

ue to its location between Speicherstadt and the Kontor­hausviertel, the Brooktorkai/Ericus quarter is Da particularly popular location for companies. Two of Hafen­City’s largest employers – the SPIEGEL publishing house and DNVGL­ – have their headquarters here. In addition, two private colleges, the Hamburg branches of the Internation- al School of Management (ISM) and the Frankfurt School, are training tomorrow’s business experts in the immediate vicinity. The buildings (35-38) of the northeastern Hafen­City entrance emulate the form of a meandering stream bubbling astride the Brooktorkai, after which the buildings are named. Their mate- rial, color, and height mirror that of the red brick structures in the historic Speicherstadt located opposite the development. Unlike the rest of Hafen­City, this area features fewer residen- tial spaces. One of the three small towers of the Brooktorhafen ensemble contains the quarter’s 30 apartments, which feature an impressive view of the Lohsepark. The north-east gateway to Hafen­City, Ericusspitze, is de- fined to a great extent by the SPIEGEL Group publishing house and the Ericus Contor. In September 2011, the publishing house merged its entrepreneurial activities in a new construction built according to plans drawn up by Henning Larsen Architects (Copenhagen). This building was certified gold with the Hafen­ City Ecolabel in 2012. The concept not only establishes a close resemblance to the Speicherstadt, but also to other dominant

urban structures of Hafen­City. In addition to the Elbphilhar- monie in the west, which has already been built, this includes the Elbtower at the eastern end of Hafen­City. Together they form the outer urban triangle of the entire area, with the SPIE- GEL building serving as the dominant structure in the entrance to Hafen­City as viewed from the perspective of the main train station. The Hamburg-based landscape architects WES & Partner were responsible for designing the open spaces at Brooktorkai and Ericusspitze. Their plans featured a 30-m long ‘stone sofa’ which offers views of the harbor basin. A spacious amphithe- ater at Ericusspitze acts as a transitional element between levels. Pedestrians reach the plaza with a spectacular view of Ericusgraben, Oberhafen, and Lohsepark via step seats and pathways.

he Überseequartier is expected to be the most metropolitan and most-visited quarter in Hafen­City. T More than 6,000 jobs will be created in this district alone. Retail units occupy 23 percent of its area, while the rest is home to eateries, entertainment venues, offices, a vertically integrated cruise terminal, and different hotel spaces with about 1,150 Überseequartier was an overarching urban concept developed by internationally renowned architects based on construction plans drawn up by Trojan + Partner. The open spaces as well as the areas around Magdeburger Hafen will be realized according to a concept drawn up by Beth Galí and her office BB+GG arquitectes (Barcelona). Since 2010, the northern part of the quarter has been all but completed. Today, over 24 stores and culinary establishments (including a large fresh foods market, an organic food store, a drugstore, and a local post office), over 340 apartments, and nearly 33,000 m² of office space can be found here. In early 2015, one of Hines Immobilien GmbH’s German real estate spe- cial funds for several long-term pension plans acquired the ma- jority of the completed buildings (34/1-34/4 & 34/7). By mid-2019, the final ensemble of the northern Übersee­ quartier that is still under construction will be completed. In addition to a residential building (KPTN) with some subsidized apartments and long-stay apartments, a unique combination of a one-of-a-kind city hotel with a harbor stage and premium cinema is also being built. The latter already opened in Autumn 2018. The Altes Hafenamt (the old harbor master’s office) (34/5) is one of the few remaining pre-existing buildings in Hafen­ City and was reopened in March 2016 as a premium hotel of the 25hours Group with a restaurant and bar. In the southern Überseequartier, a major development milestone was reached in December 2014 when Unibail- Rodamco took over the overall development and imple- mentation. Its roughly 260,000 m² of land has served as an inner-city retail, gastronomical, leisure, service, and residential focal point since April 2017, complementing facilities already available in Hafen­City. stores, new entertainment options, including a large multiplex cinema with ten theaters, a high-performance, attractive cruise terminal, and, last but not least, a new waterfront with architecturally stunning buildings, will guarantee the Überse- equartier a high influx of visitors throughout the year that will not abate during the weekdays or in the evenings, and offers 34/1 great potential for a consistently vibrant ‘24-hour city.’ Its 34/2 34/3 open urban structure, which has no climate borders or clear- 34/15 ly-defined ‘interior’ or ‘exterior,’ will prompt the entire Überse- 34/4 34/5 equartier to realize its high integrative potential for the whole 34/16 34/7 of Hafen­City, and result in a tangible interlinking effect. 34/6 The appeal of the southern part in particular makes it the B main urbanization magnet of Hafen­City. vibrant, diverse quarter was developed between Magde­ burger Hafen, Brooktorhafen, and Am Lohsepark. Elb­ Atorquartier draws upon diverse different building typo­ logies in its urban design. In the south it features a 70-m tall office tower and in the east a 170-m long block line connecting to the existing Hongkongstrasse that touches the Magdeburg harbor on the eastern edge. Horizontally, it allows for public use of both the ground floor of the buildings as well as the en- tire dock level along the harbor basin. Moreover, it is the first district to include a significant number of highly sustainable buildings that have been awarded the Hafen­City Gold environ- mental certificate. As the oldest building in Hafen­City, Kaispeicher B, erect- ed in 1879, serves as the entry point between central Hafen­ City and Speicherstadt, and has been home to the Interna- tional Maritime Museum Hamburg (40) of the Peter Tamm Sen. Foundation since summer 2008. The storehouses di- rectly beside it (41) were converted by Gebr. Heinemann into its company headquarters in 2007/2008. Since 2016, the storehouse has been connected to a new building extension (42) via a glass walkway. At the end of 2013, one of the most innovative and sustainable buildings in Europe at the time was opened to the south of Busan- brücke: the Elbarkaden (43–45). A special feature of this complex is its 170-m long flood-protected arcade integrated within the building, which runs parallel to the Elbtorpromenade. Gardens and play areas can be found on its rooves. Its 130 apartments can be converted into multi-generational apartments, resi- dential and work lofts, barrier-free apartments for seniors, and more. Some outstanding players on the creative scene have selected Elbarkaden as their main location, including designxport, the most important hotspot of the Hamburg design scene, iF International Forum Design GmbH, and the

agency PSBZ, led by renowned designer Peter Schmidt. An in- creasing number of agencies and start-ups have been mov- ing into the existing buildings in the immediate vicinity along the eastern side of Hongkongstrasse. The southern part of the ensemble (45) is used by Greenpeace Germany and its ­subsidiaries. The newly constructed Hafen­City University (HCU) opened in 2014 and is of great importance to the whole of Hafen­City. It marks the beginning of Baakenhafen. Right next door, ECE and Strabag Real Estate completed the Water­mark, Freeport, and Shipyard building ensembles in 2018. Based on designs by Störmer Murphy and Partners, Hafen­City has been given a stylish landmark in the form of a 70-m high, 18-story office tower on the waterfront 42 (52). Two more buildings (53) offering space for 46 apartments 41 49 and public uses on their ground floors as well as office spaces 46 40 49a will also be constructed. highly attractive urban green space is taking shape in the quarter of Am Lohsepark, at the heart of Hafen­ ACity. The quarter holds special significance for the en- tire Hafen­City and neighboring districts, not only due to the park completed in July 2016 with the Hanover railway station memorial, which serves as a powerful reminder of Hamburg’s history of deportation, but also because of the school campus that is being built. The starting point for development was, to a certain extent, the listed and outstandingly renovated Hildeb- randtblock brick ensemble between Lohseplatz and Shang- haiallee, now the headquarters of the privately owned Prototyp automobile museum (69a). Generally speaking, the develop- ment plans for the quarter revolve around closed block struc- tures with five to seven stories grouped around Lohsepark. In the northeast, the future site of Gruner + Jahr, the structures will be even taller. The direct connection to the north via Brook- torhafen is secured by the Ericus Bridge, which was renovated in June 2014. The original structure, a revolving railway bridge, was built in 1870. Hamburg-based petroleum company Marquard & Bahls moved its new company headquarters (65) to a new location between Brooktorhafen and Koreastrasse in 2016. The main customs office of Hamburg-Stadt and the customs office Hafen­City, located on the customs property (66) to the south, will continue to provide their services in the future. The ground floor of the adjacent office building (68/69), which is designed to serve as a visual parallel to the historical memorial site, will be occupied by the documentation center, which is part of the Hanover railway station memorial (denk.mal). A bit further south, directly adjacent to Lohsepark, an urban mixed-use plot (70–72) consisting of almost 500 rental, social, joint, and pri- vately owned apartments, student residences, social ameni- ties, three daycare centers, and a hotel, were completed in late 2018. Since 2015, this has been the home of Hafen­City’s first inclusive housing community, inhabited by young people with disabilities and students. On the ground floor of Shanghaiallee,

northern Germany’s only three-star chef Kevin Fehling runs the exquisite restaurant ‘The Table.’ On the opposite, eastern side of the park, the Gruner + Jahr publishing house will be adding three contiguous plots (74-76) starting in 2019. A new building will be constructed for the approximately 2,000 employees of the publishing house as well as additional office and exhibition space. Apartments will be added on the southern part of the site, half of which are to be publicly subsidized. n the coming years, a new, urban, creative nucleus will be cre- ated in the Oberhafen quarter as an extension of the city cen- Iter, providing spaces and offerings to accommodate athletic and creative uses. Over the long term, up to 500 jobs in various cultural and creative industries can be created in the existing quarter in the western portion of the area, with a potential con- nection to the wholesale market area. Various areas for sports will be provided in the southeast. The long barns, streets, and tracks from the 19th century can still be seen and give the quarter its very own old industrial charm. The first creative pioneers were already on site while the railway was still in use. The area’s actual transformation began in 2010 when the Hafen­City master plan was revised following the decision to scrap initial plans to focus on indus- trial use in this area. This marked the beginning of a long and comprehensive conversion process, which was jointly designed by the two co- developers Hafen­City Hamburg GmbH and Hamburg Kreativ Gesellschaft mbH and, for some time now, in cooperation with an multi-institution municipal working group, Oberhafen e. V. and local actors. The land and buildings will thus remain the property of the city for the long term. As this quarter contains no new developments elevated for the purposes of flood protection, and the existing buildings at a historical level of approx. 5 m above sea level are used instead, steady, low rent prices can be guaranteed on a long-term basis. Sector clustering is deliberately avoided. Oberhafen is the creative home of a range of highly diverse concepts and offerings that will grow over time. While renovation and expansion measures are kept to a min- imum in the creative quarter, the appearance of open and pub- lic spaces will change significantly in the coming years. In an attractive waterfront location opposite the wholesale market, new leisure facilities and local meeting points will be created starting in 2019. Behind the warehouses and the old railway maintenance build- ing in the southeast, the quarter will get an entirely new look.

A 90-m wide soccer field suitable for competitions and school sports areas including a 100-m track and field facility will be built. The facility will be used by the future school campus at Lohsepark, which includes a grammar school and district school, the two primary schools in Hafen­City, and Hamburg sports clubs. A flood-protected crossing with a bridge to the wholesale market and a railway embankment to the Hafen­City Univer- sity underground station will join the two parts of the quarter, opening up the creative and sports area to pedestrians and cy- clists from the north and south. Oberhafen also makes an important contribution to the sustainability of Hafen­City. The enercity company generates 10 megawatts of thermal energy in the front section of Hall 4. Here, a small block-type thermal power station, which includes two boilers operated with natural gas (balance biomethane), a heat storage system, and a transformer station, feeds elec- tricity into the local grid. n both sides of Hafen­City’s longest harbor basin, the contours of a sustainable ‘urban village’ with around O2,100 apartments for around 4,200 residents in the middle of the city are beginning to take shape. A green, so- cially mixed residential and leisure quarter designed by APB Architects is being created with various subsidized residential units for families, students, senior citizens, and people in need of additional care. The development will involve different social institutions in the creation of the residential concepts. At the same time, this development will generate 2,200 new jobs in a unique environment. The topographical center of the quarter is Baakenpark, a 1.6-hectare artificial peninsula in the harbor basin, which serves many functions. As a local park, the plot serves as a rec- reational area and an aesthetically pleasing recreational zone that also connects the north and south parts of the quarter. New road and bridge connections already ensure excellent access. At the same time as the road was built, the U4 un- derground line was also extended from the Hafen­City Uni- versity stop to the Elbbrücken stop. Hafen­City will also have a cross-district car-sharing system for all residents and em- ployees located in the underground car parks. This system, in combination with e-bikes and bicycles, will significantly reduce household mobility costs. In spring 2018, the first residents of the neighborhood moved into the publicly subsidized and privately financed apartments at the entrance to the quarter (81a). The family hotel of the JUFA Group (81a) opened right next door at about the same time. The adjacent Campus Tower (80) will be completed in spring 2019. With the creative blocks (82a/b) and a joint project of the Frank Group and the Ankerplatz construction joint ven- ture (83b), further ambitious projects on the north side of the quarter will be completed at around the same time. Construction work is also underway on the southern part of the quarter, and a neighborhood center is being built around the

central Lola-Rogge-Platz, which will offer an attractive mar- ketplace for local stores as well as leisure, sports, and cultur- al activities. Directly beside the central square, a training and family center (94a–c) with a four-stream elementary school and daycare center for 200 will open in 2021. Various different socially oriented residential usages will benefit from this excellent infrastructure, which will stand out due to numerous joint building ventures, family- and senior-ap- propriate residential units, and subsidized residences. All resi- dential plots in the neighborhood have already been allocated (except for three plots which are in the handover phase). Con- struction has already begun on many of these developments. Only Baakenhöft and Property 86 will not be further developed at present due to specific framework conditions. Construction field 87 is reserved for office use. The architecture of the six slender ‘Wasserhäuser’ (88c/d, 90b/c, 92c/d) on the waterfront are also emblematic of the am- bitious overall spirit of this quarter. Elbbrücken

lbbrücken will serve as the second main urban center of Hafen­City, after Überseequartier. Spectacular high-rise Ebuildings, water on three sides, and a large, central square characterize the highly dense business district close to the city center, a haven for both large enterprises and small, grow- ing companies. External commercial buildings near the water shield internal buildings by creating noise-protected zones which make perfect residential areas. One such example is Amerigo-Vespucci-Platz. The urban design for the Elbbrücken quarter was developed by Hosoya Schaefer Architects and the open spaces were designed by Atelier Loidl. The underground station at Elbbrücken was ready for operation on schedule in December 2018. The station will provide improved access to the entire eastern part of Hafen­City, the Elbtower, which is under construction, and parts of the northwestern district of Rothen- burgsort, the Billebogen, and Grasbrook. Starting in 2019, it will also provide a further link to the HVV network through a new S-Bahn station connected to the underground station. In ad- dition, the area will also be connected to the cross-quarter car sharing system of eastern Hafen­City. Starting in 2021, the Elbtower (122), with a height of about 240 meters, will be built at the eastern end of the district to mark the entrance to the center of Hamburg and the new adja- cent urban development areas. The first plots of land in the Elbbrücken district, which were allocated in April 2016, set the tone for the urban intensity of the location by offering space for progressive new working en- vironments and innovative projects. The BGW and the VBG set up a joint prevention center directly on the Elbe to host 30,000 to 35,000 seminar participants and event guests per year

Right next door, the photovoltaic company Enerparc is building its headquarters (118), which will also provide space for spin-off start-ups, associated external service providers, and temporary developers. In the hi-tech office building EDGE Hafen­City (110), spaces can also be rented based on size and duration by a range of tenants – from major, long-term users to temporary co-workers. In the immediate vicinity of the Elb- brücken stations, a large international congress hotel (119) with at least 500 rooms and large conference areas will also be built 106 by 2022.
