Kitchener Land and Planning are delighted to offer for sale this barn for conversion to form a dwelling, set in the hamlet of Upton, close to the popular East village of Payhembury. A grant of prior approval was made in April 2016 for the conversion of an agricultural building to a dwelling (use class C3). The indicative plans accompanying the application show a single storey dwelling with accommodation to include two bedrooms, bathroom, study/snug and open plan living, dining and kitchen area. The proposed gross internal floor area of the property is shown on the plans to extend to approximately 78sqm (840sqft).

Externally the new property will be accessed via an existing vehicular entrance (private access to serve the barn) which presently leads to a large concrete courtyard where off road parking and gardens may be formed. Adjacent the barn for conversion is a second barn to be included within the sale – possibilities may exist, subject to requisite consents being obtained, for conversion of this second barn to form a garage/workshop or potentially other residential uses.

UPTON

Upton is a small hamlet, located some 1.4 miles from Payhembury, 5 miles from and 16 miles from Exeter. The nearby village of Payhembury is a thriving community, with a pre-school, primary school, a popular public house (The Six Bells), St Marys Church and a variety of clubs and groups.

PLANNING

East Devon District Council granted planning approval (Ref. 16/0418/PDQ) for “Prior approval for conversion of agricultural building to a dwelling (use Class C3)” on the 14th April 2016. METHOD OF SALE

The freehold property is being offered for sale by private treaty with offers invited in the region of £150,000. DIRECTIONAL NOTE

Travelling from Exeter on the A30, exit at the Fairmile junction signed for and proceed into Feniton village. Continue through Feniton into Colestocks, and then on to Payhembury. As you enter the village of Payhembury, take a right-hand turn signed for Upton and follow the road for approximately 1 mile to a T junction. The barn is located directly opposite the junction.
