Overview

Brest’s Urban Council proposes a recently-designed building devoted to biotechnologies con- taining 6 BL3 labs and 16 BL2 labs in scientifi c surroundings, on the Brest-Iroise science park site.

This multipurpose complex of 2000m2 is available immediately for sale or for rent. It is adapted General view of building to every sort of GLP or GMP biotechology activity: - manufacturing, inspecting, testing… - pharmaceutical, veterinary, cosmetic and other products.…

Its design makes shared occupancy possible between several organisations or companies.

Designed to the latest standards, the building provides

- a high degree of functionality : South side of building - for use : at the heart of an entirely wired building, the laboratories are framed by function- specifi c areas: - logistics, - service - offi ces (see plan p23) - for maintenance : all maintenance related to the fi ltering, HVAC and effl uent elimination systems is done outside of the laboratories, thanks to a service fl oor and basement service area (see cross section p25) - high levels of self-suffi ciency for power, entry authorisation and management.

Laboratories

2 rooms are ready for use in a BL1 type activity. (see plan p23)

The separate unit housing the 22 BL2 and BL3 laboratories at the heart of the building is framed by the service areas, logistics area and offi ces.

They have been particularly well equipped. The lab benches are made of Corian and have a built-in sink connected to the kill tank. The wall surfaces are covered with PET.

The electrical supply is generously designed: 380V, 220V mains, 220V UPS, 220 V backup.

The phone and computer networks provide links between each laboratory and the rest of the building. Extract from the plan

BL1 labs

2 adjoining rooms of 75 m2 (see plan p23) are ready equipped for a BL1 type activity: - 220 volt electric , mains and UPS, - computer wiring, - hot and cold water inlets and outlets, - wastewater collection

The layout of the premises makes it easy to install an air-conditioning system.

BL2 labs

The fi fteen 20m2 labs and the 40 m2 lab each have 3 rooms: airlock entry, laboratory and airlock exit.

They are entered via a «clean corridor». Exits are made via a «semi-clean corridor», guaranteeing the one-way workfl ow principle.

Thanks to the , there is no air fl ow between the working room and the corridors. (see plan p23)

All maintenance can be done from the service fl oor and the basement service area (See cross section p25)

Each laboratory has an air treatment plant to: - fi lter the input air, - maintain gradients between the compartments, - maintain a constant temperature

Using the latest technology, like the rest of the facilities, the plants adapt to pressure drops caused by fi ltering in real time.

BL3 labs

Each one of these 6 laboratories is compliant with BL3 standards. They are made up of 3 rooms (see detailed plan p43) : a shower airlock, an airlock for personnel and the laboratory itself. A system of latches guarantees the sequence of movements.

Each laboratory also has: - an equipment airlock - a double-doored autoclave located between the laboratory and the «semi-clean corridor» - a laminar fl ow fume hood - connection to the CO2 network

All maintenance can be done from the service fl oor and the basement service area. Observation window - CO² inlet - Fume hood - Autoclave Each laboratory has a totally separate air treatment plant (see BL3 block diagram p41). This makes it possible to ensure constant pressure gradients between the laboratory’s different com- partments.

Each laboratory is supplied with only fresh air.

This air is fi ltered and its temperature and humidity are stabilised .

Using the latest technology, like the rest of the facilities, the plants adapt to pressure drops cau- sed by fi ltering in real time.

Service areas

The building was designed so that the service functions actually «serve» the «Laboratory» areas. They are located in such a way that service operations are optimised.

The refrigeration and power area is outside

Service floor

The 7 air treatment plants in the BL3 area, one per laboratory and one for the outbuildings, as well as the 19 plants in the BL2 zone are located directly above the laboratories. (see BL2 block diagram p37 and BL3 block diagram p41)

Amongst other things, it includes: - the boiler room, the electrical distribution station, a storage area and the computer room.

A footbridge from it leads to a large car park for staff.

Basement service area

It provides access to each laboratory. It holds the fl uid networks for: - water supply: - soft water, hot water loop, - wastewater: - from the laboratories (polypropylene pipes), - from the autoclaves (cast iron pipes) - and special gases.

It holds an effl uent treatment plant called a kill tank restoring neutral pH water.

The building’s electrical power supply includes its own electric transformer, a 250 KVA electric power generator and UPS surge protection for the computer systems.

Two refrigeration units provide a cold production capacity of 172.2 KW each.

Logistics area

This is made up of a temperature controlled reception area accessed via a 3 m wide roll-up door, storage areas, a room to store liquid nitrogen and an offi ce.

Three outdoor premises complement the zone for storage and distribution of special gases, storage of chemcial products and storage of waste.

The 800 m2 of offi ce space directly overlooking the sea are made up of two separate platforms.

Each holds two individual offi ces with 40 m2 of fl oor space.

The East platform has two BL1-ready rooms.

Research and higher education

There are 2,500 people employed in research fi elds in Brest. It’s the top-ranking European centre for marine sciences, as well as a major centre for the Information technology sector.

The vitality of Brest’s life science sector is best seen in agribusiness and the fi eld of medicine (a faculty of medicine associated with the CHR - 2 INSERM labs: working with the ENSTB in genetics and medical imaging, etc.)

Several courses of study provide training in biotechnology: 2 IUT degrees in biological engineering with a «biological and biochemical analyses option», a master’s degree in cellular biology and in physiology and the ESMISAB graduate school of microbiology and food safety.

An outstanding site

The Biotech building is set up on the Brest-Iroise science park, an exceptional site on the sea- front. It overlooks the entrance to the bay of Brest, facing the Pointe des Espagnols headland on Crozon peninsula. 4,500 people work in the companies, research centres and insitutions of higher education found in the technopole science park.

Getting there

The international activity of large fi rms, many SMEs and public bodies explains the frequent air connections : The Biotech building overlooks the bay - 10 round trip fl ights daily to Orly and Roissy airports in Paris, with on-going fl ights to 63 European cities in the morning.

Brest can also be reached by TGV very high speed train service (Paris-Brest in 4 hours) and two toll-free motorways from: Nantes/Bordeaux and Rennes/Paris.
