The island of Hoy is the second largest of the Orkney Islands, measuring 10 miles long and five miles wide. The property offered for sale is situated in Longhope, on the South side of the island.

Alternatively, there is a daily passenger only ferry, which departs from the pier at Moaness on the East side of the island for the neighbouring island of and then on to Stromness.

The island of Hoy is well served by North Walls Community School, a Junior High School, providing education for pupils aged 5 to 14. The school has nursery provision for 3 - 5 year olds, and an integral community swimming pool. Secondary aged children attend Grammer School, and can either travel daily from the island, or stay, Monday to Friday, in the school hostel accommodation in Kirkwall.

The island has a resident doctor, general store, haulage business - supplies and livestock, hotel and Bed and Breakfast accommodation.
