1.01 Background

This report has been prepared by Clements and Porter Architects on behalf of the applicant in support of proposals at 6 Richmond Park, Loughton, IG10 4PQ. The applicant and owners of the house are private clients, Anil and Sunita Kohli. The proposed development described in this report is to construct a single storey rear extension in materials to match the existing house, improving the interior spaces and the relationship to the garden as well as providing extra ancillary accommodation.

Epping Forest 2.01 Site Location

The site is situated on the Great Woodcote Park estate, on a cul-de-sac named Richmond Park. Loughton Situated in the District of Epping Forest, it is within the Metropolitan Green Belt.

2.02 Site Description 6 Richmond Park is a large detached house with a site area of 630sqm.

3.01 Design Brief

3.03 Impact on Neighbours

The properties adjacent are separated from the site by tall garden fences which are up to 3 metres in hight in places. These fences will largely block views of the extension. Nonetheless, the proposal has sought to reduce any possible impact arising from the height of the building by opting for a flat roof with an eaves height of only 3m.

3.04 Massing The proposed extension is single storey. A one meter path around the edge of the extension maintains access to the garden from the street for maintenance - this also in turn reduces the

3.05 Materials

4.01 Accommodation Access

It is proposed that the property as designed will be compliant with Part M(2) of the building regulations.

4.02 Refuse

Refuse to be as existing arrangements. Internal general waste and recycling would be integrated into the kitchen design in accordance with Tower Hamlets planning guidance.
