Lack of employment opportunities within the village, the vast majority of the established residents of the village have to commute to work and any additional residents would only increase the impact on the road networks and the environmental toll due to an increase in traffic.The local post office is closing imminently, the local road network is in severe need of maintenance and further increase in local resident traffic, aside from any prolonged construction traffic, would further add to the deterioration. Public transport has been further reduced recently with the main bus service being reduced in the evenings and stopped completely on a Sunday. Impact upon PROW network. It makes no sense to provide more houses to the detriment of food production. Developing this area would be detrimental to the rural nature of Overton and diminish its status as a heritage village. The proposed developments within Overton on Dee do not fit with the stated objectives and general ethos of the Preferred Strategy. Does not accord with Planning Policy Wales in relation to creating sustainable communities. Overton on Dee has little or no employment opportunities. It would be extremely difficult to generate any new employment in the local economy. Overton is defined as a: Tier 3: Local Service Centre, however, the local post office is closing, the local road network is in severe need of maintenance and further increase in local resident traffic would further add to the deterioration. Development on agricultural land is contrary to Objective SO9which is intended to protect, manage and enhance the natural and historic environment and landscapes. The Maelor Way and the other local public Rights of Way being attractive to tourists and the historic Yew trees in the local churchyard are among the “Seven Wonders of Wales”. Local wildlife needs to be maintained and protected. The Preferred Strategy refers to the fact that there may be some settlements unsuitable for development. Overton should be considered as such given that the local sewage works is already at capacity and the potential environmental impacts upon the River Dee and surrounding farmland. Additional traffic using the junction B5069/A539 would present highway issues which will not be able to be resolved due to the layout of the street. The site is agricultural and Government Policy is not to release good grade land for development. A full ecology report is required - Great Crested Newts (SP5).

982999 O08OS Overton Land North of Yew Trees Object This site is wholly unsuitable. It is such a large area that any development here would completely change the village of Overton. The site lies adjacent to The Avenue and would be clearly visible on the approach to Overton from Wrexham Road, changing the appearance of the village, as at present the approach is through a street of characterful cottages. It would place a strain on the village school and the capacity of the present sewerage system. It may result in an access completely detached from the village and hence spoiling it's character and not integrating with the original village.

SO10-appalling public transport means more cars and more pollution. As there are hardly any jobs in the village (which I am sure are all taken already anyway), any people moving in will be travelling outside to work in places like the Industrial Estate. It would serve the businesses needs better and reduce pollution if new houses were located nearer to people's places of work. SO12-Overton's sewage system cannot keep up as it is (the Bramblewood Close development seems to have pushed it over the edge) and you can sometimes smell sewage. If it continues to grow, will developers upgrade and maintain them at their own cost?
