General Description The re-letting of Ynyswen offers interested applicants the opportunity to acquire a medium size holding on the Ysbyty Estate with a house which is undergoing full refurbishment with an anticipated re-letting from October 2017.

The farm land extends to 41.36ha (102.20 acres) or thereabouts, with grazing rights on the Gylchedd for 225 sheep on the Ynyswen part of the heft.

Due to size, altitude, and conservation objectives on this farm it is envisaged that this will not justify being a full time holding, and supplementary income would be expected to support the livelihood of the tenants.

It is envisaged that a strong farming and environmental link will be maintained at Ynyswen and the incoming tenant will work with the National Trust to develop and expand on the long term plan for the farm. Farming, birds, healthy soil, healthy water, good and improving condition of habitats are only some of the important aspects at Ynyswen.

The farm is an important site for breeding Curlews, Lapwings and Golden Plover. As such it needs to be maintained as an open landscape with no trees and minimal amounts of hedges.

The applicant will need to show genuine interest in working with The Gylchedd Grazing Association in grazing management to comply with Glastir Commons and Section 15 agreement as part of a partnership approach.

Directions Ynyswen is located approximately 1 mile from Ysbyty Ifan. From the centre of Ysbyty Ifan head North East towards and take the second turning on the right. Follow the road and bear left after 1 mile. Ynyswen is located on the left side of the road upon a short track.

Tenure The holding will be let on a Farm Business Tenancy for a 15 year period with effect from the 1st October 2017. .

The Farmhouse The farmhouse is of a stone and slate construction. The house is going through a full refurbishment to include a new central heating system based on a new Ground Source Heat Pump to comply with the National Trust objectives of reducing carbon footprint and reliance on fossil fuels; a new kitchen, bathroom and decoration throughout. The refurbishment will be ongoing during the open days, however the shortlisted candidates, and final candidates will have an opportunity to inspect the property before any commitment is made by signing the Farm Business Tenancy Agreement.

The Land

The land extends to approximately 41.36ha (102.20 acres) in total and lies at between 290m and 330m, above sea level. The land is in one block but separated by a council maintained road.

The farm has not been subject to an agri-environment scheme in recent years and the National Trust will look favourably upon applications from individuals expressing a genuine interest in entering Ynyswen into Glastir Agreements or any subsequent schemes. This will require consent from the National Trust before signing.

It is envisaged that any scheme would support the vision objective, supplement income and help maintain the important features and habitats on the farm.

We have also indicated on the Land Management and Features maps what aspects National Trust would like to develop further at Ynyswen and what restrictions and prescription would form part of the tenancy. This includes limited periods of grazing on some areas of the farm, prescriptions to ensure protection of the important bird species present to include limited use of nitrogen and in-field improvements. Works expected from ingoing tenant to include laying of hedgerows, and streamside corridor fencing.

The Gylchedd

The heft is part of the Gylchedd Grazing Association, which also includes Ty Nant Llan, Plas Uchaf, Bryn Tirion and Cerrigellgwm Isa. The Gylchedd covers approx. 500ha. The entire area is within the Migneint-Arenig-Dduallt SAC, SSSI and SPA. The heft is shown on page 15.

The mountain heft for Ynyswen is 120ha and run jointly with the Hughes family of Cerrigellgwm Uchaf. The area split for Ynyswen is 38ha. Historically the sheep are turned up separately, but gathered jointly and marked separately. It is envisaged that working with the other members of the Grazing Association is vital to ensure the continued success of the management of this area of land.

There is Glastir Commons Agreement to de-stock the hill for 3 month during winter. The Ynyswen new tenant will need to comply with this commitment. The Contract is valid until 31st December 2019. A copy of the Glastir Commons Agreement is available along with the draft Farm Business Tenancy.

In addition there is a Section 15 Management Plan which Ynyswen to stock 20.4LSU or 136 ewes on the Gylchedd from 1st April – 30th September. This stocking density can be adjusted 10% up or down during this period. A copy of the management plan is available along with the draft Farm Business Tenancy. This is an annual contract and we are unaware of how long the commitment for this agreement is available until. The National Trust cannot be held responsible for any inaccuracies relating to the details given for these management agreements.

The annual payment for Glastir Common is: £1,529.31 per annum. The annual payment for the Section 15 Management Plan is: £805.89 per annum.

RSPB have an agreement in place for cutting section of heather and other taller sections of vegetation between the 22nd February 2017 and 31st March 2019. This also included gully blocking which may take place on Ynyswen heft. This is estimated to be between 3-5 peat hags to be blocked during the consented period.

Other matters affecting the holding

1. Access

Ynyswen is located approximately 1 mile from Ysbyty Ifan. From the centre of Ysbyty Ifan head North East towards Pentrefoelas and take the second turning on the right. Follow the road and bear left after 1 mile. Ynyswen is located on the left side of the road upon a short track. The attached map shows the location of the farm.

Sign post shall be from the Ysbyty Ifan and Pentrefoelas.

Viewing is on the viewing day strictly by appointment only.

2. Boundaries

All boundaries will be maintained by the new tenant, where applicable and in accordance with the Tenancy Agreement and as shown on the Tenancy Agreement Plan. The responsibility for external boundaries shall follow the position as currently enjoyed.

3. Other matters

(i) Sheep

As a condition of being granted the new tenancy, the incoming tenant will be obliged to purchase between approximately 180 ewes in equal ages from the outgoing tenant. An additional acclimatisation payment will be paid to the outgoing tenant on the ewes. The valuation of the ewes is to be made by an independent joint valuer prior to purchase. Each party will be liable to cover their share of the valuers costs. Ewes will be marked with the traditional Ynyswen earmark. The ingoing tenant will be obliged to keep the sheep number at no less than 150 ewes during the tenancy at equal flock ages and make available on termination of the tenancy to ingoing tenant.

(ii) Fodder

The incoming tenant will be responsible for sourcing their own fodder in time for the commencement of the new tenancy.

(iii) Farm yard manure

The buildings will be clear from farm yard manure prior to commencement of the tenancy.

5. Basic Payment Scheme

All the land has been registered by the outgoing tenant under SAF 2017. The holding is offered to let by the National Trust without the benefit of any entitlements to claim on the Basic Payment Scheme.

6. Sporting Rights

Reserved in favour of the National Trust.

7. Timber

Reserved in favour of the National Trust.

8. Agri-Environment Schemes

There are no Agri-Environment Schemes existing on the holding at present.

9. Wayleaves, Easements and Rights of Way

The farm is let subject to all existing Easements, Wayleaves and Rights of Way.

10. Ditch realignment/blocking

The National Trust reserves the right to enter the property and block ditches within fields SH8545 5043 at any time during the tenancy. This will be done through detailed discussion with the tenant.

The Tenancy

1. Term

The holding will be let on a Farm Business Tenancy for a 15 year period with a break clause in favour of either the Landlord or Tenant on the 5th and 10th anniversary of the term date.

2. Agreement

The agreement will be in a form of a standard National Trust Farm Business Tenancy Agreement (draft copies are available for inspection at the National Trust office at Dinas, Betws y Coed during office hours up to the 21st August 2017).

3. Rent Payments

Rent will be payable half yearly in advance on the 1st October and the 1st April in each year with the first payment becoming due on the 1st October 2017.

Please note that National Trust charge VAT on agricultural rents and this must be factored into your business plan.

4. Rent Reviews

The National Trust reserves the right to carry out rent reviews of the property on the third anniversary of the start date to open market value.

5. Insurance

The National Trust will be responsible for insuring the buildings and landlord’s fixtures. The Tenant will be responsible for insuring the Tenants improvements/contents/own possessions/machinery and public liability.

6. Repairing Responsibilities (Summary)

The Tenant will be responsible for internal repairs and decoration, maintaining the garden, all gates, boundaries and fences and the cost of servicing appliances.

The Tenant will be responsible for ensuring that the septic tank is emptied at regular intervals as necessary and that the chimney is swept at least every 6 months.

The Tenant will be liable to any replacement, repairs, or changes required to the slatted floor panels of the cattle building.

Full details of repairing responsibilities are contained in the draft Tenancy Agreement.

7. Sub Letting

There will be no right to assign, sub-let or part with possession of the whole or any part of the premises.

Viewing the farm and further information

1. Viewing Day

The farm may only be viewed on the specific Viewing Day namely 19th July 2017.

Applicants wishing to inspect the holding on the Viewing Day must be in possession of a copy of these letting particulars.

Toilet facilities will be available on the day, however no refreshment will be provided.

2. The Tenancy Agreement

Copies of both draft tenancy agreements will be available for inspection on the Viewing Day and thereafter at the agent’s office in Dinas, Betws y Coed during normal office hours until 21st August 2017.

3. Tenders

To be delivered to the National Trust, Ysbyty Estate office, together with the attached completed application form and all supporting documents in an envelope marked ‘CONFIDENTIAL – YNYSWEN TENDERS’ on or before the closing date namely Monday 21st August 2017 by 12pm noon.

All applications received will be acknowledged after the closing date.

5. Administration Fee

The successful applicant will be required to pay £200.00 (plus VAT) to cover the National Trust costs of preparing the Tenancy Agreement, obtaining references etc.

6. Credit Check

The National Trust will request the successful applicant to complete the enclosed/attached Credit Reference Tenancy Application Form. All information contained will be handled in compliance with the Data Protection Act. Only the successful applicant will be subject to the Credit Check by the Credit Reference Agency.

Submission of Tenders

Tenders should be submitted subject to the following conditions:

1. Tenders must be submitted using the attached tender form together with all the supporting information as requested.

2. The tender must include the tenant’s signature to confirm that the information given is correct.

3. The tender must be for a specific sum.

4. The tender must be submitted in the applicant’s name only. The National Trust will not accept tenders submitted in either a company name, on behalf of a partnership or from joint applicants.

5. The applicant must provide the names and addresses of at least three referees who must be acquainted with the applicant in a business capacity only. At least one of these references must be from the applicant’s bank. Prospective applicants must also be prepared to allow representatives from the National Trust to inspect their current holdings if applicable and if deemed necessary.

6. The National Trust reserves the right not to accept the highest tender nor any tender.

7. Please note: VAT is chargeable on the rental figure tendered.

8. Tender forms must be submitted in writing. The business plan, application form and any other necessary document can be submitted electronically including via memory stick.

Applications

As a general guide, prospective applicants should possess the following qualities:

1. Sufficient capital to adequately stock, farm and manage the holding in accordance with the terms of the tenancy, to pay the rent and for any improvements which are considered necessary as well as to pay for any ingoing payments due.

2. The applicant must have experience in livestock husbandry and management and demonstrate a level of agricultural knowledge and background.

3. An appreciation and an understanding of the work of the National Trust and an interest in integrating farming with conservation of the landscape. Applicants should note that preference will be given to those demonstrating that the land will be farmed in an environmentally sensitive manner.

4. In addition to the information required on the tender and application form attached, applicants must also include a cash flow statement for the next three years, together with detailed information about their existing capital position, assets live and dead stock. Applicant should also detail their proposals for the future farming system on the holding.
