Lapford 1 mile • Crediton 8 miles • 16 miles Situation The property stands on the southern edge of the village of Lapford, which has a village store, garage, pub, primary school, church and chapel. It also has a bus service and a station on the Exeter to “Tarka Line” which follows a scenic route along the Taw Valley. Lapford lies about 8 miles from the market town of Crediton which provides a more extensive range of facilities, including secondary schooling. The cathedral city of Exeter is about 16 miles away offering further amenities including an Intercity rail service with trains to London (Paddington) taking about 2 hours 10 minutes. Description Lapford Mill has a well-documented history, which has been enthusiastically researched by recent owners. The Domesday Book records that the miller at Lapford had to pay the King a tax of “2 shillings and 3 pence per year for use of the water of the leat” which establishes that a water mill existed on the site prior to the Norman invasion of 1066. It seems likely that the original part of the Mill House was built around 1380 when it was occupied by a family named Gater and sources record that it remained in the same family for almost 400 years. The construction was of stone and cob and the blackened roof timbers indicate that the building was originally just one large open room with no upper chamber. This was probably added in the middle of the 15th century when the present panelled oak screen dividing the sitting room from the dining room was erected and the inglenook fireplace with bread oven also dates from this period. The thatched roof survived until about 1948. Extensive renovation work was carried out in 1971, which included the construction of a modern kitchen and the installation of a bathroom, which had not previously existed. Lapford Mill House Dating back to the 12th century the mill house has charming period features with an entrance hall, lovely sitting room with heavy ceiling beams and joists and a substantial woodburner, kitchen/breakfast room with oak plank-and-muntin screen, dining room, utility room and cloakroom. On the first floor there are four bedrooms, including a master en-suite, and family bathroom. Mill Stream Cottage Inter-connected by a passageway to the main house and originally the stable block, the cottage now provides a spacious kitchen/dining room, sitting room and shower room. On the first floor there are two bedrooms and a bathroom. The Mill This is built on three principal floors with a gallery in the roof having a Lucam in the western gable end, constructed of stone with brick quoins under a slate roof. The Mill houses the original machinery which has been systematically restored and is now in working order, powered by a higher breast-shot water wheel. The Garden and Grounds The property is approached from the village road over a driveway, which leads to a central courtyard between the house and buildings. A bridge leads over the mill leat to a sheltered lawned garden beside the mill itself. A further bridge leads over a bypass channel controlled by a sluice gate which returns the water to the River Yeo if it is not to be fed to the water wheel and beyond this is a further area of lawn which was originally laid as a croquet lawn. At the furthest extent of the garden is an attractive pond and beyond this is the level paddock.
