Location and This site is located south west of Great Shelford village. The buildings are Directions part of a former farmyard, where the more modern buildings remain in agricultural use. The site is approached from the main farm entrance with the buildings to the west. Access to each building is afforded from the driveway or the inner site area. The access is shared with the farm and shown in brown on the site plan attached to these particulars .

From Cambridge, head south on the A1301 towards Great Shelford. At the war memorial turn right along Shelford High Street. At the end of the High Street head towards Little Shelford, along Church Street and after the Church the entrance to Rectory Farm is on the right hand side. See location plan below.

Description The area is approximately 0.831 hectares (2.05 acres) and is shown on the attached site plan. The site comprises a range of traditional farm buildings of differing construction and condition. Some of the buildings have mains electricity and water connected, and one has private drainage. The buildings are described as follows:-

Former Granary of clunch block work walls under a corrugated tin roof. The single storey extension is of brick and flint walls under a slate roof. Gross area (with single storey extension) - 583.96 sqm

General Store of timber frame with timber cladding under a tile roof. Gross area - 76.86 sqm

Former Workshop of concrete block construction under a fibre cement/asbestos roof. Gross area - 127.06 sqm

Old Stables, timber frame with timber cladding under a tile and asbestos roof. Gross area - 114.67 sqm

Planning The site falls within the Green Belt and the Conservation Area of Great Shelford.

The buildings are curtilage listed in association with Rectory Farmhouse which is Grade II* listed. It is considered that the buildings may have an application for office use purposes, subject to an appropriate scheme, access, parking and service provisions or live work type accommodation where the residential accommodation is subordinate to the functional work space. This will need to be for a minimum area of 40 sqm of workspace per property.

A pre-let agreement will be required prior to any planning application being submitted.
