A LOCATION

 This modernised farmhouse is situated in the Upper Elan Valley some 7 miles north west of the market town of Rhayader and a similar distance from the village of Cwmystwyth.  The house lies on the banks of the River Elan and is accessed off the Mountain via a ¼ mile stoned access track and river ford. There is also a footbridge across the river.  The house is some 1200’ above sea level and can be located at Grid Reference SN870735.

B TENANCY

 The house is being offered to let on a 2 year assured shorthold tenancy.  The Landlords are the Elan Valley Trust.  The rent will be £600 per calendar month.  All outgoings will be the responsibility of the Tenant although the Landlord is responsible for the basic maintenance and repair of the property.  Rent will be payable monthly in advance by standing order.  A refundable security deposit, equivalent to one months rent, will be required.  Commencement of the tenancy will be by arrangement.

C ACCOMMODATION  The house was fully renovated in 2011 and is in a good state of repair.  The accommodation comprises a kitchen/diner, parlour, downstairs WC, utility room, bathroom with WC and 3 bedrooms.  The property has a woodburner in the parlour and is also fully centrally heated by an oil fired boiler.  The house is insulated and has double glazing.  The house sits in its own grounds with access to part of the adjoining farm building.

 The house has a private water supply and drainage is to a private treatment plant.  Electricity is provided by a generator supported by an inverter and battery back-up system : all fully automated.  A BT telephone line is available. Mobile reception is poor although a satellite broadband connection is available.  The relevant local authority is County Council and the property lies in Council Tax Band B.
