NORTHSTAR CENTRE CASE STUDY Northstar . Changsha Centre

The Northstar Changsha Centre in Changsha is situated at the centre of the Northstar Delta under construction to the north of the city centre. The project also includes the Changsha Centre whose 400m tower will become the key landmark of the Northstar Delta Masterplan. Changsha Northstar Real Estate Development Company Limited awarded Atkins this prestigious project after an International Design Competition against a number of the world’s leading architects.

2 3 4 The Conference Centre is becoming the most important civic building of the 21st century city. It is the place where people from all over the world come to a city to exchange ideas. As a result is it one of the civic monuments in which a city must celebrates its identity.

This is perhaps surprising. One would assume that with advances in technology that permit digital communication across the globe, it would no longer be necessary to physically meet. But the desire to gather remains part of human nature. People still need to come together, if only for the act of shaking hands. Only then can ideas be openly shared and new ideas collectively emerge. And only then can lifetime business relationships grow and become close collaborative bonds.

It is for this reason that today the Conference Centre is such an important forum and such an important monument in the modern city.

5 The Client

Northstar are a leading Chinese Property Developer with a growing global portfolio of projects. They are an expert in Conference Centres having completed prestigious projects such as the Chinese National Convention Centre in . Indeed the Atkins design team has been part of their development having personally worked alongside on projects such as their fagship in Beijing.

A number of the Atkins team were previously key designers of The National Convention Centre.

The Northstar Delta is located on the promontory of land formed between the Xiangang and Rivers and is planned as a dynamic mixed-use development that includes a major civic cultural centre, shops and apartments with the 400m Changsha Centre Tower and the Northstar Conference Centre forming its centerpiece.

It is important that a Conference Centre has offce, hotel and retail in close proximity so the when there is no event on, the building remains ‘alive’ with shoppers, offce workers and hotel guests using the facilities such as the business centre, shops and cafes that would not to be commercially viable otherwise.

13 The Masterplan

A grand civic plaza will be located between the Changsha Centre Tower and Conference Centre. This plaza will be located at the meeting point of three existing urban axis that each feed out from the adjacent cultural, commercial and residential districts. This will make the development the civic heart of this emerging new neighbourhood.

14 Elevated Pedestrian Network

The whole development will be a highly pedestrian friendly environment with the civic plaza and a series of more modest Service Apartment spaces linked by a network of elevated walkways. This focus on 68,000sqm pedestrian movement will extend on to linking into a new Metro 207m/Height Station on an adjacent plot to the east and the cultural district to the west.

The Conference Centre is designed to respect the dynamic forms of the Cultural District and be the transition in scale to the larger forms of the commercial and residential towers of the Northstar Delta.

16 17 Conference Centre

Forming a unifying shelter over the Convention Centre will be a great roof. This roof will protect both the indoor conference and foyer spaces and the outdoor terraces and drop off spaces. The elegant roof will be supported by a grid of columns that will bring order to the spaces below. The roof itself consists of rows of large skylights orientated perfectly to the north to bring diffused north light into the halls and foyers below.

19 Conference Centre Concept

The conference centre will have wide terraces that look over the civic plaza and the adjacent cultural district . On top of the terrace will be the two main conference halls wrapped in full height glazed foyers. The largest hall will be able to accommodate 3000 conference delegates and has been designed to be fully fexible so it can host a variety of conference, exhibition and banqueting functions.

The two main conference halls, are composed like a series of ‘nested’ boxes. The outermost ‘box’ is the glass walls that enclose the conference pre- function spaces. The middle box is the outer wall of the conference hall and houses all the ancillary spaces, while the inner box is the volume of conference hall itself protected from the outside environment by the outer two boxes.

21 Conference Centre Flexibility

Providing a high degree of flexibility is key to the planning of a successful conference centre. The halls are designed to be highly flexible so as to provide venues for different types and scales of events. The large conference hall is designed to accommodate conferences, performances, banquets and exhibitions and is supported with large pre-function areas and back-of-house spaces.

The hall is planned for all seating to be movable so the hall can be completely clear of seating. Full height movable fire- rated partitions are used to sub-divide the space into various configurations.

23 Conference Centre Roof

The roof modules each form a skylight that is orientated to the north to bring indirect daylight down to the spaces below. The large eaves of the roof protect the pre-function spaces from the Vent sun and allow the glass walls to be very clear.

The large surface area of the roof is also ideal for rainwater collection which can then be used for landscape irrigation or grey water supply. The convention centre in particular will set new standards in passive energy effciency due to its careful orientation and sophisticated roof design.

The pre-function foyer spaces are important gathering places for people to meet and can be used for light exhibition and display. The spaces are designed to be fairly neutral so as the conference users can customize the space to their own needs.

The design of conference hall walls are inspired by the Human Red Stone Forest, a famous geographical feature within the province.

The facades are designed to have a timeless quality and be a neutral backdrop for the events held within the conference centre. The main materials are natural stone, clear glass and cladding to the roof.

Level GF The conference centre entrance lobby and tower lobbies are accessed from the separate drop-offs. 17 meeting rooms are located on this level.

Level 2 is the main level of the Conference Centre, with the two main conference halls positioned in parallel and then wrapped with pre-function foyers and public terraces that have elevated views across to the public plaza opposite.

Level 4 Level 4 is the roof of the conference centre and roof top garden of the serviced apartment.

The Conference Centre is complimented by two hotels, the fve star Intercontinental Hotel is located on the neighbouring site beside the river, while the business hotel shares the same site as the Conference Centre. The serviced apartment tower on site is not connected to the conference centre.

3737 38 Future Development

The Conference Centre described in this study is only phase one of Atkins’ work. The second phase will include the project’s 400m tower. The Atkins design for this tower includes a spectacular crown formed as a large window overlooking the city. LED lights suspended within the window will provide a spectacular 3D lighting effect at night that can be viewed from miles away.
