The site of the proposed development is located at 169 Clonsilla Road, approximately 300m. The overall site area (outlined red on the attached drawings) measures approx. 500sq.m. and the proposed development will occupy approx. 327 sq.m. The site is in the ownership of and currently contains a semidetached three bedroom dwelling.

2. Planning

The site has Zoning Objective: RS-Residential (Provide for Residential development and protect and improve residential amenity) in the Fingal Development Plan 2017-23.

3. Proposal

The proposal is for the development of a 2-bedroom (4 person) dwelling. Space standards within the dwelling and provision of private amenity space meet the requirements stated in Fingal Development Plan 2017-2023, Quality Housing for Sustainable Communities (DEHLG, 2007) and Sustainable Residential Development in Urban Areas; Guidelines for Planning Authorities (DEHLG 2009).

Pedestrian and vehicular access will be from Clonsilla Road.

The proposed development will be enclosed with a wall along the front boundary. To the side (western) boundary this will be topped with a railing and backplanted with a hedgerow to maintain privacy to the rear garden of the proposed dwelling.

4. Materials, Construction

The palette of materials has been selected to allow the proposal to integrate with the existing dwellings in the vicinity and consists of: . Smooth render walls finished in a neutral colour. . Triple glazed external windows and doors. . Tiled roof finish.

The development will be designed and constructed to comply with current Building Control and Building Regulations.

5. Site Access

The existing site access is to be rearranged to provide separate entrances to both the existing and proposed dwellings.

Provision is made on site for 2no. car parking bays for each dwelling.

6. Utilities

The site will be serviced by ESB, EIR, GNI utilities which are available adjacent to the site.

A foul drainage connection will be made to the public foul sewer on Boulevard.

Surface water drainage will consist of an on-site Sustainable Urban Drainage Treatment (SuDS) approach consisting of permeable paving and an on-site soakaway.

Public Mains Water is available on Coolmine Boulevard.

7. Landscape & Planting

An overall landscape proposal will be designed and implemented, to mitigate visual impact, enhance privacy, assist SUDS and complement existing trees adjacent to the site.
