Building Co-Tenants | West Face of Building Area Retailers | Building Location | Located between SE Morrison & Belmont Streets, SE 8th & 9th Avenues The Central Eastside Industrial District (CEID), the area bound by Interstate 84 to the North, the Willamette River to the west, Powell Blvd / Hwy 26 to the south, and NE/SE 12th Avenue to the east, was once the fruitpacking center of Portland. Located immediately east across the Burnside, Morrison, and Hawthorne Bridges from Downtown Portland, the CEID provides a convenient - and often more spacious - alternative to the CBD for office users and retailers looking to locate in the Central City. In the past six years, over 650,000 square feet of new or redeveloped office space has come online, with 1.4 million square feet currently under construction or planned. Apartment construction has also rapidly transformed the neighborhood in an effort to meet metro area housing demands, with over 2,750 units built since 2012 and over 750 units currently planned and under construction. With over 100 people per day moving into the Portland Metro area, the Central Eastside Industrial District has helped meet the demand with over 2,750 apartment units constructed in the past eight years and an additional 750 units currently in various stages of permitting and construction. OFFICE CONSTRUCTION| New Creative & Industrial Office Abound Due to both the increase in demand for and cost of central city office space, startups and mainstays alike began to search for additional close-in locations for office space during and in the aftermath of the recession. Long-held as an industrial sanctuary, the city has now allowed both industrial and creative office users to move into the area, which has seen rapid new development and re-development of historic warehouses. Software firm Autodesk relocated from the suburbs to the renovated Towne Storage Building in 2018, Oregon-based Revant Optics recently took over the original Safeway coffee roasting Warehouse as its new headquarters, and Apple will move in to a portion of the newly-constructed 7 SE Stark in late 2020. RESTAURANTS & BARS| Brewpub Central The Central Eastside Industrial District + Breweries seem to be a match made in heaven; turn-of-the-century fruitpacking warehouses with tall ceilings and an ample supply of electricity are ready-made for brewery and distillery equipment. There are currently 18 breweries & brewpubs, 6 distilleries, and 2 cideries located in the district as well as Coopers Hall Winery and Taproom and Loyal Legion Beer Hall, featuring 99 Oregon beers on tap. In total, there are 171 restaurants and bars located in the Central Eastside Industrial District featuring everything from the Cartopia food cart pod to the famous late night hotspot Le Bistro Montage to the first U.S. outpost for Afuri ramen, having selected Portland for the similarity of the water to their location in Japan - the secret to their recipe’s success. OVER 2,750 APARTMENT UNITS HAVE BEEN BUILT IN THE CENTRAL EASTSIDE INDUSTRIAL DISTRICT SINCE 2012 ABOUT THE AREA: TRANSPORTATION INFRASTRUCTURE CAR-LESS ROADWAYS| Tilikum Crossing: Bridge of the People As part of a plan not only to expand MAX lightrail to Portland’s Southeast neighborhoods, but to spread Portland’s (Bridgetown’s) vision of a bike-friendly, transit-friendly city, Tilikum Crossing was built in 2015. Tilikum Crossing is the largest car-free bridge in the United States, instead allowing for Portland Streetcar, MAX Orange line, two bus lines, bicycles, and pedestrians to utilize its span. Tilikum Crossing is just part of over 319 miles of bikeways located throughout the city. TRAINS | Portland Streetcar and MAX Lightrail Portland is world-renowned for its public transportation infrastructure, anchored by the Metropolitan Area Express (MAX), the fourth busiest lightrail system in the United States with nearly 40 million riders per year. Originally constructed in 1986 and serving Downtown and the eastside suburbs, the central city is now served by five MAX lines that terminate in many areas of the Metro area with additional lines planned. In July 2001, Portland put the first new streetcar system into service in the United States since World War II, spawning a movement that now includes a dozen cities. The Portland Streetcar operates three lines, connecting the Central Eastside Industrial District to the Lloyd District, Portland State University, and the Pearl District, and the Northwest District to the South Waterfront, serving nearly 5 million riders per year (15,000 riders per day). An expansion route is expected to serve the north end of the Northwest District. BICYCLES| Biketown Portland almost always ranks near the top of the U.S.’ “best bike cities” lists from the various websites and magazines. Of course, being #1 is the goal, but when everyone tries to emulate your achievements, sometimes they succeed. For 2018, Portland was ranked #5 by bicycling.com but we just might jump ahead again in 2020 when another no-cars-allowed bridge opens across I-405, expanding upon the more than 70 miles of existing Neighborhood Greenways already in place across the city. Like many other cities, Portland entered the bikesharing market - but in true Portland style. In July 2016, Portland launched Biketown, completed with a fleet of Nike-orange bikes. Today there are 1,000 bicycles in the fleet and 125 stations across the central city, 14 of which are located in the Central Eastside Industrial District.
