East Garafraxa Township Council Minutes November 13, 2018 The Council of the Township of East Garafraxa held a regular meeting of Council at the Administration Office, Laurel ON at 2:00 p.m., on November 13, 2018. Councillors Lenora Banfield, Fran Pinkney, Tom Nevills, and Deputy Mayor John Stirk were in attendance with Mayor Guy Gardhouse presiding. Susan Stone, CAO/Clerk-Treasurer, Jessica Kennedy, Deputy Clerk, Dave Menary, Director of Public Works, were in attendance, as well as Christine Gervais, Director of Planning and Shawn Filson, Planner (for Public Meeting and Planning Matters). 1. Zoning By-Law Amendment Application File Z7-18; To permit a reduced rear yard setback of 10.1 metres and increase the lot coverage to 6.6% for a proposed addition to the existing dwelling. Concession 13, East Part Lot 10, DESC INCL RP 7R4497 Part 4 (102388 10 Sideroad – Geoff Major, Applicant). 6.1.1. Notice of Public Meeting 6.1.2. Planning Report Dated November 9, 2018 Public Meeting was held for Zoning By-Law Amendment Application Z7-18 by Geoff Major for 102388 10 Sideroad, Concession 13, East Part Lot 10, DESC INCL RP 7R4497 Part 4, to permit a reduced rear yard setback of 10.1 metres and increase the lot coverage to 6.6% for a proposed addition to the existing dwelling. Applicant Geoff Major was in attendance. No other public were in attendance. Shawn Filson, Township Planner presented the Planning Report dated November 9, 2018 and power point presentation. The property is legal non- conforming as building(s) currently over the allowed lot coverage and does not meet setbacks required in the Township Zoning By-Law. However, as the residential use is existing, the addition will not further impact future agricultural use of the area.
