COYUNTURA INMOBILIARIA RESIDENCIAL PROVINCIA DE BIZKAIA UVE VALORACIONES Junio de 2018 Nota Técnica La presentación de los datos y estadísticas presenta varios problemas: . El primero y más importante es comprender que los mercados inmobiliarios son múltiples, relativamente pequeños y pueden presentar notables diferencias según sea la situación relativa de la oferta y de la demanda en cada uno de ellos. Por esta razón, todo lo que se expone a continuación es una generalización que no puede aplicarse automáticamente a ningún mercado concreto. El segundo proviene del grado de fiabilidad de las estadísticas disponibles. Algunos datos como la evolución de los precios varían considerablemente dependiendo de la fuente elegida. Datos y estadísticas analizados en el presente informe: Viviendas iniciadas Se obtiene del Ministerio de Fomento a través de la encuesta que realiza entre los Colegios de Aparejadores con respecto al número de visados de dirección facultativa de las Obras. Viviendas vendidas Se obtiene del Ministerio de Fomento a partir de los datos remitidos trimestralmente por la Agencia Notarial de Certificación (ANCERT). Precios de Venta Para ver la evolución de los precios de las viviendas, hemos seleccionado tres fuentes: . Estadística de Valor Tasado de la Vivienda del Ministerio de Fomento a partir de los datos de los informes de tasación facilitados por la Asociación Española de Valor (AEV), entidad integrada por las principales sociedades de tasación de España. Evolución de los precios de la vivienda en venta obtenidos del portal inmobiliario fotocasa.com . Evolución del importe medio hipotecado sobre viviendas del Instituto Nacional de Estadística (INE), obtenido a partir de la información contenida en los Registros de la Propiedad. Viviendas en oferta Datos obtenidos del portal inmobiliario idealista.es UVE VALORACIONES Junio de 2018 Índice de precios de vivienda La Provincia de Bizkaia ha pasado de un precio medio de la vivienda de 919,4 €/m2 en el primer trimestre de 1995 a 2.332,7 €/m2 en el primer trimestre de 2018. En euros constantes, el índice de precios en Vizcaya es igual al del tercer trimestre de 2002. El importe medio de las hipotecas registró su máximo en el 4T2007 y registra una bajada del 23%. Los precios de oferta de Fotocasa alcanzan el máximo en el 2T2007 y registran una bajada media del 36%. En la provincia de Bizkaia se han iniciado 2.643 viviendas en 2017, un 4,20 % más que en 2016 (2.532 unidades).     Basques in the Americas From 1492 to1892: A Chronology “Spanish Conquistador” by Frederic Remington Stephen T. Bass Most Recent Addendum: May 2010 FOREWORD The Basques have been a successful minority for centuries, keeping their unique culture, physiology and language alive and distinct longer than any other Western European population. In addition, outside of the Basque homeland, their efforts in the development of the New World were instrumental in helping make the U.S., Mexico, Central and South America what they are today. Most history books, however, have generally referred to these early Basque adventurers either as Spanish or French. Rarely was the term “Basque” used to identify these pioneers. Recently, interested scholars have been much more definitive in their descriptions of the origins of these Argonauts. They have identified Basque fishermen, sailors, explorers, soldiers of fortune, settlers, clergymen, frontiersmen and politicians who were involved in the discovery and development of the Americas from before Columbus’ first voyage through colonization and beyond. This also includes generations of men and women of Basque descent born in these new lands. As examples, we now know that the first map to ever show the Americas was drawn by a Basque and that the first Thanksgiving meal shared in what was to become the United States was actually done so by Basques 25 years before the Pilgrims. We also now recognize that many familiar cities and features in the New World were named by early Basques. These facts and others are shared on the following pages in a chronological review of some, but by no means all, of the involvement and accomplishments of Basques in the exploration, development and settlement of the Americas.
