Dear Sir

I have strong objections to the Outline Planning Application No: 16/10502/OUT which requires demolition of an existing agricultural building, removal of a section of the boundary wall on Boreham Road and residential development of up to 135 residential dwellings with associated access on Home Farm, Warminster.

I object strongly to the proposal for the following reasons:

(i) This application site is not included or approved by the Wiltshire Core Strategy, or Warminster Neighborhood Plan for residential development. The application is not in accordance with local wishes.

(ii) The application fails to contribute to the town Infrastructure even though it will add a massive strain to those that are already overstretched.

(iii) Access to the proposed site is through a blind bend on a fast road. National statics show that for 135 houses an additional 230 cars will exit daily, causing an increase in cross town traffic as new residents conduct school runs, travel to work in / Frome/ Bath and travel to shops, doctors and other amenities.

(iv) The local area and the proposed development land have an abundant and diverse wildlife enjoyed by countless local residents and visitors to Warminster and Wiltshire. The impact of this development would therefore have far reaching consequences for the Bishopstrow Conservation Area, the to the south and Plain to the north.

(v) This ancient area is also particularly picturesque, allowing magnificent views to the north onto and also south from Battlesbury Hill. The substantial noise and disturbance due to construction would have a devastating effect on this environment.

(vi) The main employment centres for Warminster are Trowbridge, Bath and areas north and west of Warminster. This purely residential application would therefore compound cross town traffic congestion and offer no employment opportunities.

(vii) There is currently not enough foul water or sewage drainage capacity for this site and any development would require significant investment to upgrade drainage infrastructure. Additionally the development would contribute to increased levels of phosphate in the River Wylye system that is already a cause for concern.

(viii) The application site is grade 2 agricultural land, the best kind for agricultural, whose loss would be a tragedy.

(ix) There is currently not sufficient surface water or sewage drainage capacity in Warminster, especially along Boreham rd into Bishopstrow, where frequent property and road flooding highlight the issue. Rain runoff from this land is excessive and frequently floods the entrance to the lane to Home Farm. This development would add more pressure to an overburdened flood infrastructure increasing the negative impact and cost of flooding.

(x) Research by local residents and archeologists have identified evidence of substantial archeological remains within the proposed site. In summary I strongly object to this application as it will have a significant negative effect on the area and is not in accordance with the well thought out development plan for Warminster.
