DESCRIPTION

An impeccably presented attached reverse level three bedroomed two storey barn with wonderful mellow stone external elevations and lime mortared pointing, under a slate roof. As much of the character of the barn has been preserved internally with attractive arrow slit windows and exposed A-frame trusses throughout the first floor giving vaulted ceilings to the living areas. The conversion comes with a 10 year new build guarantee and great care has been taken in making sure the conversion was completed to a good standard providing the new owner with all the benefits of modern living in an attractive rustic barn and a beautiful rural location.

On the ground floor is a generous master bedroom with en-suite shower room, two further bedrooms a good sized second double, a decent third bedroom and family bathroom. On the first floor a turning oak staircase is galleried and ascends into a large kitchen/dining room on the first floor. The kitchen is well fitted with dark grey units and metal handles with exposed oak worktop surfaces and an excellent range of integrated appliances. The sitting room is divided away from the kitchen/dining room by a central partition with an apex triangle 3 Ref: LCAA7792 of glass providing borrowed light between the two areas. The sitting room has a broad wood framed double glazed door opening onto stairs which descend into the gardens.

The property benefits from underfloor heating to the ground floor and attractive dark grey fluted radiators to the first floor with heating provided by an external LPG gas fired boiler which will also provide domestic hot water.

On the southern side of the barn is a split-level lawned garden with a raised terrace in front of the barn dropping down to the lawned garden below. At the back of the lawned garden is a separate detached smaller stone barn which is included within the sale and carries planning permission for conversion into a one bedroom annexe which could be used for separate ground floor accommodation for elderly relatives etc. or could equally provide a letting income. The conversion on this barn has not been done but planning permission is in place and the barn is currently utilised as storage/workshop area.

The Dairy is a beautifully converted barn, enjoying the best of both worlds, providing a delightful character property to live in with entirely new services and amenities in a peaceful rural location that is only a short drive from all the local surfing beaches and the coastal resort of Bude.

LOCATION

The farmstead at Borough comprised a former farmhouse and a collection of rustic stone barns which are now converted into three separate dwellings, of which The Dairy is one. The former farmstead is situated in a delightful, peaceful, rural area of mainly farmland with scattered hamlets and villages, in a near coastal location on the Devon/ border, 4 Ref: LCAA7792 close to the coastal resort of Bude and some fantastic beaches and cliff top walks along the South West Coastal Footpath on the nearby Atlantic Cornish coastline.

A short drive away are the two fantastic beaches at Widemouth Bay providing excellent surfing and bathing with further beaches to be enjoyed around Bude which is a thriving town and popular seaside resort, yet doesn’t suffer the overcrowding that some other Cornish coastal resorts do.

Bude provides an array of services including primary and secondary schools, and excellent array of mixed high street shops/businesses, the Bude and North Cornwall Golf Club, a river and canal, both of which run through the town meeting the Atlantic Ocean beside Summerleaze Beach which is a beautiful gold sandy beach offering bathing and surfing. There are village shops nearby at Marhamchurch and Stratton and the pretty Cornish lanes connect across the county to Launceston where there is access to the A30 which then remains dual carriageway all the way northwards to and joins the national motorway network. The A39 (Atlantic Highway) provides access to both north and south along the coast with many other fantastic beaches and seaside villages to be enjoyed northwards into Devon and southwards into Cornwall.

A very convenient location for either a main residence or holiday home owners and Dovecot Barn is likely to be of great appeal to both and should be viewed at the earliest opportunity.
