This luxury residential block, in one of London’s most exclusive residential districts, was commissioned by Grosvenor and Native Land. The design has ensured that it benefits from views over private, south-facing landscaped gardens, with good orientation and natural daylighting. This scheme is inherently flexible in terms of phasing, unit size, numbers and mix. It also has a Code for Sustainable Homes Level 4: very good rating. When complete, the quality of design and materials will ensure a landmark development in this outstanding location. A key aim of the design was to create a building which combined an appropriate degree of architectural modernity with the sense of calm gravitas associated with large apartment buildings from earlier periods.

This residential scheme was the first element of the wider Earl’s Court Masterplan to win planning approval. The project includes over 800 units distributed across eight blocks, ranging from a 16 storey tower of high-end flats to high quality affordable housing. The variety of residential settings is informed by West London’s private and semi-private gardens, the sequence of blocks and green spaces represented as a contemporary interpretation of London garden squares. The scheme features a new public park along the eastern boundary of the site.

The dramatic re-development of the Earls Court masterplan addresses this fundamental issue directly with the allocation of 199 affordable residential units carefully integrated into a wider residential complex. John McAslan + Partners design for the only affordable portion of this masterplan offers a well designed complex of buildings at a comfortable human scale. A range of carefully designed units are provided with generous dedicated private amenity space as well as key links to the private garden squares. The scheme unifies a number of building typologies with a rational gridded facade, articulated with stone and render panels as well as deep bronze reveals to windows and doors. This purposefully paired back language is consistent with the wider masterplan and provides this affordable offer equivalent architectural presence to its handsome neighbours.

This 10-storey residential scheme for Land Securities, with frontages on Buckingham Gate and Petty France, comprises 59 high- value apartments with retail at ground level. Careful consideration has been given to the building’s distinctive Indian sandstone façade: the practice collaborated with the artist Georgia Russell to develop the incised patterning, inspired by the flight pattern of birds. All apartments benefit from good daylight, outdoor amenity spaces and, on upper floors, superb views across London.

MILLBANK TOWER WESTMINSTER, LONDON

John McAslan + Partners was commissioned by Basio Holdings to convert the 33-storey, 118m high Millbank Tower and Complex into high-end residential and 5-star hotel use. The original scheme was designed by Ronald Ward + Partners for the engineering company Vickers and completed in 1963. It is Grade II listed and one of the few London towers to be praised for its structural elegance and composition. The Millbank Tower site is particularly sensitive - directly located on the Embankment, and surrounded by conservation areas and nearby heritage landmarks, including the Houses of Parliament, and . It is also visible from the World Heritage Site, as designated by UNESCO. Planning permission was achieved Spring 2016.

The Carlsberg Tetley, Thames Wharf Devel- opment Masterplan creates a connected mixed use development providing over 5,500 mixed tenure housing units and is located on a vacant industrial site in Thames Wharf directly adjacent to the Royal Docks. The site located is in a key position along the London Borough of Newham’s “Arc of Opportunity” that links Stratford and the Olympic Parks to the north, through the Lower Lee Valley to the Royal Docks in the East.

The 17.7ha site is bounded by the to the south and by the elevated Silvertown Way Road and DLR to the north. The site is also the northern point of entry into the proposed Silvertown Tunnel which is a major new road tunnel under the River Thames by TFL linking the Greenwich Penin- sula and West Silvertown intended to relieve congestion through the Blackwall Tunnel planned to run by 2021.

The ambition of the development is to create a place where people will choose to live, work and stay,delivering the objectives of Newham’s core strategy 2012 to build a new sustainable future that places the Borough at the heart of the economic growth of East London.

Apex House is located on a busy commuting junction, at the corner of Tottenham High Road and Seven Sisters Road. JMP demonstrated how, with careful design, the planning restrictions on the site could be developed to deliver substantially more residential accommodation in a landmark 22 storey tower, signalling its key location in Tottenham. Apex House will be delivered as Phase 1 of the Seven Sisters Regeneration Project, which includes the consented Wards Corner development at Seven Sisters Underground Station by January 2020. Planning permission was granted in March 2016, for 60% PRS and 40% Affordable Rent.

John McAslan + Partners have been commissioned to design a signature building at the gateway to the wider masterplan and redevelopment north of Tottenham Hale Station. The proposal takes the form of a 23 storey building providing 128 residential units and with the majority of the ground floor dedicated to retail. The building is on the corner of an island site, further complicated by the presence of the Victoria Line tunnels under the building’s nose. The scheme was granted planning permission in April 2017.

The practice have been commissioned to carry out a feasibility study for the Residential Phase 2 of . The proposal is for a new residential neighbourhood adjacent to the retail extension of Westfield, currently under construction, following the outline consent granted by the London Borough of Hammersmith and Fulham in 2014.

The masterplan consists of 9 buildings, ranging from 8 - 21 storeys and delivering approximately 1035 new homes, likely of a build to rent tenure.

John McAslan + Partners along with CF Commercial have developed a retail strategy for Greenford Green. Greenford Green will become a new village within which shops, restaurants and workspace will be a key component to service, and become an integral part of, the Greenford community. The Grand Union Canal offers a unique waterside opportunity for restaurants and retailers to create an attractive destination for the residents of Greenford Green. The commercial units located around Grand Union Square and Canalside Terrace will provide a variety of uses offering convenience and choice for residents.

The practice designed this major residential development in Dalston, which includes a new station and a public square. The scheme comprises 309 apartments and forms a key component of the East London Line extension linking Hackney to the North with Croydon to the South. The scheme has become the pivot-point of a part of London that, until a few years ago, had no widely- known social or cultural cachet. The situation is very different today, and this scheme has played a central role in raising the profile of Dalston as one of London’s most fashionable cultural hot-spots.

The practice together with a team of leading consultants was commissioned by Downing to undertake phased design work for a masterplan, landscape design, refurbishment works and a new student residential development consisting of three buildings as part of their proposed Student Village ; including a 14-storey North Block, a 10-storey South Block and a taller 21 storey central block. The landscape is crucial in ‘knitting’ the disparate buildings and architecture into an integrated whole. With a 6m change in level from one end of the site to the other, the design needed to overcome numerous topographic challenges, but makes the most of the opportunities afforded through the creation of terraces and seat walls set into the slope. The predominantly green campus space unfolds around a central square: a new gathering space at the heart of the student community

The masterplan and design for this luxury residential development was won through an invited competition. The scheme consists of private villas, townhouses, apartments, and affordable units. The site represents a large, contextually and socially sensitive redevelopment opportunity in one of the most exclusive parts of north-west London. It features a listed riding school and is surrounded by a rich mixture of architecture and neighbourhood uses.

The stepped form of this high-end residential and retail development takes full advantage of extraordinary views from the site across this great city: the Bosphorus and the Golden Horn can be clearly seen from here. The scheme also addresses environmental challenges, featuring leading edge sustainable design. The two towers consist of three glazed fingers, separated by ‘sky gardens’. The external envelope incorporates a series of winter gardens which provide semi-external space for residents whilst shading interiors. The base of the towers are set into a slightly raised landscaped podium, which creates space for other uses beneath the buildings.

Hallsville Quarter is a residential-led, mixed-use development in the heart of Canning Town. Occupying two separate plots, this project defines the central pedestrian ‘spine’ of the masterplan, prepared as part of the wider site. This scheme provides a series of residential and retail buildings, with roof tops offering additional amenity space for residents. A high street, hotel and community health centre will support the scheme’s 350 residential units.

The Bolshevik Living site is part of John McAslan + Partners’ Bolshevik Factory masterplan on Leningradsky Prospekt. John McAslan + Partners were commissioned to transform three of the existing historic industrial buildings, originally a confectionary and perfume factory, into high end residential apartments. The site represents a great opportunity for a residential complex refurbishment. The details, finishes and materials are being developed and chosen to celebrate the history of the buildings and offer the end users attractive, comfortable and functional spaces.

This prestigious apartment development for the PIK Group is located in the Presnenskiy District of central Moscow close to many of the city’s key landmarks. The nineteen storey development delivers 230 apartments within an overall gross development area of 25,270 sqm with integral basement parking. The building is in construction and programmed to be completed in February 2018. The architecture of the building is a contemporary evocation of some of the cities great commercial buildings of the 1930s and will be a signature development in this important and sensitive urban neighbourhood.

The residential quarter of this initial masterplan will deliver up to 230 apartments within 33,663msq of gross internal area above ground with 262 car parking spaces. The design aims to exploit the unique characteristics of this site and location to create an exceptional residential development arranged around a beautifully adapted modern landscape. The dramatic change of level and ascending theme of the site offers a wonderful urban progression to this design. John McAslan + Partners was appointed as masterplanner and design architect for the historic Stanislavsky Factory in Moscow. The project involved the conversion of thirteen historic industrial, cultural, and residential buildings into a mixed-use business and cultural complex, with luxury apartments, hotel, and restaurant components. The new residential element consists of low-rise blocks accommodating 60 luxury apartments which have set a new standard for high-end apartments in central Moscow. The landscaping of the site is another first for Moscow, introducing an entirely new and environmentally sophisticated approach to urban backland landscaping in the centre of the city.

The Polyanka/44 development is a unique complex of luxury villas located in the quiet streets of Yakimanka, one of central Moscow’s oldest and most characterful districts 2km south of the Kremlin. The result of a collaboration between Russian developer PSN Group and British architect John McAslan + Partners, the 1.58 hectare scheme creates an ensemble of eight new and historic buildings, offering 185 luxurious apartments and exclusive retail and amenities. The contemporary design of the seven-storey villas will feature limestone facades and elegantly detailed bronze metalwork. The buildings are set amongst generous landscaped gardens, creating a private and peaceful oasis in the centre of the city, a rarity in the Moscow property market. The development is currently under construction and due from completion in 2017.

Our design for the Jurmala Villa for Vesper Properties aims to create a modern apartment building that is seamlessly woven into the surrounding natural landscape in this wonderful seaside location to the west of Riga. The design provides a series of luxurious apartments over four storeys which are all unique in layout and aspect but which share a common language and identity. The flats are carefully arranged to offer private and exclusive views of the surrounding woodland with large terraces, balconies and generously scaled living accommodation. The building is finished in a palette of handmade bricks, timber and stone set within a contemporary garden, this composition taking inspiration and reference to the great tradition of modern Scandinavian design. It offers its residents a relaxed, timeless and stylish place to live and enjoy one of Latvia’s most beautiful and select neighbourhoods.

The practice was commissioned by The practice remodelled this Grade II* The Royal Borough of Kensington and Listed apartment building, designed by Chelsea to conserve and regenerate Ernö Wells Coates in 1939. The design of the hotel and apartments, currently on site for the prestigious Mandarin Oriental Group in Doha, takes its point of reference from traditional Qatari architecture, which has been reinterpreted in a contemporary Modernist architectural language. The massing and elevational treatment of the hotel and apartment buildings is carefully integrated within the hierarchy, scale and character of the historic street, lanes, squares and courtyards surrounding the site. The buildings and spaces were carefully articulated, in plan, to avoid any sense of heavy massing. The arrangement of the buildings around a plaza to the rear creates a shaded, restful, pedestrian-porous oasis.

The use of a loggia at roof level emphasises the interplay between heavy outer layers and more delicate inner layers, using shadows to give expression to both surface and volume

The 21-storey 5-Star Park Hyatt Hotel acts as a southern gateway to Msheireb Downtown Doha. The hotel rooms are arranged to optimise the views toward the Corniche and West Bay, while a six- storey podium houses a spa, restaurant, meeting and event spaces. The design takes its reference from traditional Qatari architecture, providing intimate internal spaces, sheltered from the harsh external climate. This theme is particularly evident in the treatment of the façade and the defined colonnade at its base.

The design of the Golf Clubhouse is inspired by the traditional forms and details of historic Qatari buildings, creating an architectural language that looks to the future without abandoning the past. The building is conceived as a series of interlinked pavilions; deep reveals to the facade apertures create dramatic modelling of light and shadow, reinforcing the design’s monolithic character. The architecture of the clubhouse is unified by a highly crafted approach to materials and detailing. The proposed building is arranged over two principal floors totalling approx 9,500sqm gross, with a lower ground car park which also houses back of house facilities.

Opened in December 1903, the Taj Mahal Palace Hotel is a spectacular example of the ‘Indo-Saracenic’ style popular with British architects working in late 19th century India. Originally a five storey building, a sixth floor was added in 1968 and in the late 1970s, a 22 storey tower block was added alongside.

JMP is providing advice on how a conservation-led programme of repair, refurbishment and alteration will help the Taj recover its former glory. As with any historic buildings, the first step is to draw up a ‘Statement of Significance’ which explains its history, the reasons why it is important and which parts are of particular merit. This will ensure that proposals for repair, change and intervention are based upon a proper understanding of the building’s importance.
