Rural Reflection July 2018

Combines have started rolling across the countryside as this year’s tremendous weather has brought harvesting perhaps two weeks forward compared to other years. Generally the rule of thumb back in the , is that Winter Barley is rarely completed before Show, often being the last weekend in July. Reports so far are slightly disappointing, with yields below the 3 tonne an acre mark and straw not as thick as first thought. On a positive note for those arable farmers, prices for both look to remain high throughout 2018.

Hot weather continues to be the topic of conversation with many livestock farmers having to feed supplementary silage as the extreme temperatures have decimated grassland across the country. The question lies with what weather we require for the next six weeks as arable crops have now past the benefit of receiving a good drink, and how sunny days make harvest so much easier.

This spring has seen Kivells favoured on a number of sales concerning farms and land throughout Devon and Cornwall, with all offices recently launching a number of wonderful farms or country homes, which have received good interest. Concerns over Brexit and the land market haven’t seemed to have impacted on land values as much as perhaps first thought, with latest figures suggesting average land values remaining stable only dropping 0.6% in the last six months across GB.

Going forward personally I feel land values will continue to hold their own and in particular we will see an ever increasing interest for farms with a large selection of incomes streams with buyers further afield looking to invest or relocate to the southwest. Furthermore with regards to those less commercial holdings often in need of repair we are seeing neighbouring parties often contesting with the intention of expanding what is currently already owned. If you are considering the sale of your property and require advice together with a market appraisal, please get in touch with your nearest office where one of the team will be delighted to help.

Clients continue to get in contact with a variety of different matters, but recently, the importance of having an agent to deal with Compensation matters against an acquiring or governing body couldn’t have been made clearer. In this case I was asked to attend a site meeting whereby a company were looking to take access onto a client’s land for a period of 12 months and where looking to do so at little cost. After some time negotiating we have agreed on a fair licence fee for the client, covering all damages and losses incurred, agent fees are covered by the said company as are legal fees. We see on so many occasions in this profession companies intending to bulldoze their way in onto client’s land, to complete a job that will benefit them. It’s your land and you’re entitled to compensation!

Going back to the arable sector and last month saw Kivells of Exeter conduct what was a very successful standing straw sale. You will have seen in the press from other firms alike that standing straw across the southwest has doubled in price from last year, following the high prices sold on the lorry back in the start of this year. Kicking off the first sale in this part of the country, Kivells achieved the following: 136 acres of winter barley averaged £115.61, 496 acres of winter wheat averaged £97.63, 313 acres of winter oats averaged £99.54 and 28 acres of spring barley averaged £33.57.

The summer of 2018 is proving to be a busy time for farm machinery sales with both the and Exeter team conducting a number of sales across Devon and Cornwall. Last month saw the Exeter team conduct the farm machinery sale at Pollardscombe Farm, Slapton. Pollardscombe Farm, being a good example of what our firm can undertake for you the client, from selling the livestock, the farm, and the machinery. Good prices were achieved throughout with a large attendance of both buyers and onlookers enjoying the June sunshine. Our next sale in the South Hams takes place on the 14th of July on behalf of Messrs HC Dayment & Son at Purston Barton, .

In the meantime the show season is in full swing and Kivells will be soon attending Launceston, , Honiton and Okehampton Show, we look forward to seeing you there.
