Viewing Instructions: Please call us to discuss this property before deciding to view. General Description

A rare opportunity to acquire an old stone cottage, lived in by the owner until very recently, with no water or electricity connected to the house. It comes with approx. 5.75 acres, much of which was, until recently, well maintained and used for growing fruit and veg. A varietyof trees on the land also offer a good source of firewood. This has the potential to offer a very high degree of self sufficiency for those looking for such a lifestyle. A fast flowing stream on the land offers the option of smallscale hydro-power whilst the location would also suit solar power or wind power. An unused borehole on the land also offers the chance to have water connected to the house if desired, but it would require the addition of filtration. The property sits alongside approx. 150 acres of crown owned moorland with great walking and riding.

Bedroom 2 (5' 7" x 13' 1") or (1.70m x 4.0m)

This room opens off the landing. At present, it has no door to separate it off, but this could be easily rectified. There is a small storage area over the bedroom. Roof light.

Externally

The property is approached from the road over a long farm track that leads, eventually, up onto the moor. Llainfedw is the last property along the track and it is believed that a dwelling has existed on the site since the 16th century. The Outbuildings

Within the garden, there is a wooden building which the current owner has used as a craft studio. This measures 5m x 3m overall.

The Land

Around the house is approx. 2.75 acres of former gardens which, until fairly recently, were used for growing fruit and vegetables and firewood by the current vendor. These have now become somewhat overgrown, but the potential to reinstate them is still there and there are still plenty of productive fruit trees. The gardens are bi-sected by a fast flowing stream which offers the option for hydro- generation.

Please Note:

The property sits on the edge of the community known locally as Tipi Valley. This is an area where many residents live on plots of land in caravans. Whilst the house is set on its own, the access passes several such homes.
