Housing Need • National policy requires council’s to identify a 5 year supply of housing and to boost significantly the supply of housing.

• Driffield has been identified by your council as a Principal Town where new development will be directed.

Council has recently indicated that Driffield needs 1,900 new homes up to 2028.

• There is an identified need for just over 1,000 affordable homes for local people in the district over the next 5 years.

Sustainable settlements like Driffield provide opportunities to help meet the housing need which has been identified by your council. The site is sustainably located with easy access to the town centre, schools, community amenities and the public transport network. The site can be safely accessed off Bridlington Road.

The landscape surrounding Driffield is characterised in the regional East Riding Landscape Character Assessment (2005) as ‘ Sloping Farmland - Character Area 16D: Sloping Farmland’. This area to the east of Driffield contains few trees. The open space between Nafferton and Driffield is important in separating the two settlements. Field pattern is predominantly regular and rectilinear.

Visual Analysis Specialist consultants FPCR Environment and Design Ltd were 3 appointed by Gladman to undertake an assessment of the site with respect to Landscape Character and Visual Resources. The report concludes that a residential scheme can be accommodated without any significant adverse effects. Indeed the well designed scheme proposed would result in beneficial effects.

There are long distance views of the site from the Mowthorpe footpath 2 situated to the north of the A614. Closer range local views of the site 1 are partially screened by the line of trees bordering the cemetery when 4 approaching the site from the west along Bridlington Road, although the northern and eastern edges remain relatively exposed. Therefore belts of native species broadleaved trees are proposed along the eastern perimeter that would be in keeping with the local landscape, creating an attractive setting to the development and would ultimately enhance the local views.
