Official Opening of Capitamall Crystal in Beijing For immediate release 28 September 2012 NEWS RELEASE Official opening of CapitaMall Crystal in Beijing Singapore, Hong Kong & Beijing ,,,28 September 2012 – CapitaMalls Asia Limited (SGX: JS8 and HKEx: 6813) is pleased to announce that CapitaMall Crystal in Beijing is holding its official opening ceremony today, witnessed by over 200 guests comprising Chinese government officials, retailers and media. Located along the West Chang’an Avenue in the centre of Gongzhufen (公主坟), CapitaMall Crystal enjoys good connectivity with direct access to the Beijing Subway Line 1 from the Wan Shou Lu ( 万寿路) station and more than 20 bus services. On the east of the mall lie key government offices, as well as popular tourist attractions such as the China Century Altar and Yuyuantan Park. The mall serves a catchment of about 600,000 people, including residents living in the high-end apartments nearby. CapitaMall Crystal’s opening in Gongzhufen helps to improve the retail offerings in western Beijing and meet the demand of discerning shoppers for a quality shopping experience in a modern cosmopolitan setting. The seven-storey shopping mall (spanning Basement 1, Lower Ground and Levels 1 to 5), has a gross floor area (“GFA”), excluding car park, of about 72,000 square metres (“sq m”). Positioned as a middle- to upper-middle income, one-stop shopping destination, the mall houses popular international fashion brands like Juicy Couture, DKNY, Club Monaco, Armani Exchange, CK Jeans, Folli Follie, 7 for all Mankind, Rabeanco, Tissot and UNIQLO; as well as BHG premium supermarket. Of the total 144 leases at CapitaMall Crystal, about 43% or 62 are international brands and 32 brands are new to western Beijing. 1 Since the soft opening in December 2011, CapitaMall Crystal’s unique “under-one-roof” shopping mall concept has injected a new vitality into Gongzhufen. This study uses Beijing as a case study that utilises various financing modes with impressive results. This article reviews the development of financing modes for the Beijing Metro system during the last four decades and analyses the role of the government in the reformed financing system within the Chinese social political environment. The study addresses the advantages and challenges of the reforms in this context. To further analyses the technical processes of typical financing modes, the public-private partnership mode of Line 4, the BT mode of Olympic Branch Line, the insurance claim mode of Line 10 and the failure of the market oriented financing for Capital Airport Line are analysed and evaluated in detail.
