DAVID E. PEARSON President David E. Pearson has more than 40 years of experience in construction management, contract management, scheduling and dispute resolution. He has provided consulting services on hundreds of construction projects across North America and has been accepted as an expert in more than 100 federal and state court cases and arbitrations across the U.S. He also has served as an arbitrator and mediator. Mr. Pearson started Pearson Management Group, Inc. in 1989. Pearson Age 64 has been retained by governmental agencies and many of the largest U.S. and international companies, including Morgan Stanley, Barclays, State of Georgia, Education Bachelor of Science Federal Express, State of Mississippi, Retirement Systems of Alabama, Florida Building Science Power and Light, Georgia Pacific, Endeck Energy Services, Harrah’s Auburn University (1973) Entertainment, and SMS Seimag. Years of Experience Prior to starting Pearson Management Group, Mr. Pearson was co-founder, Total – 42 Vice-President, and General Manager of an American subsidiary of an With Pearson – 25 international construction consulting firm in Montreal, Canada. During the early Alabama Contractor’s License ‘80s, he was also the Contracts Manager for Blount, Inc., one of America’s largest #19417 (unlimited) construction firms. Mr. Pearson began his career by spending seven years on construction sites as a project engineer, estimator and project manager. Pearson Management’s revenues have been almost evenly divided between construction management consulting and forensic investigations. The following provides examples of Pearson’s management consulting assignments, forensic investigations and a listing of the 600+ projects on which Pearson has provided consulting and forensic services, as well as publications and testimony. MANAGEMENT CONSULTING Georgia-Pacific Paper Mill Location: Cedar Springs, Georgia Construction Value: $60 million Client: Georgia-Pacific Start Date: 1990 End Date: 1991 Pearson provided on-site program management of this boiler replacement project performed during a summer/fall shutdown. Work was performed 24 hours, seven days a week and scheduled by the hour. Pearson chaired the construction site meetings and worked with the Owner to overcome schedule delays such that the project was completed on time. ThyssenKrupp Steel Mill Location: Mobile, Alabama Construction Value: $6 Billion Client: SMS Seimag, Dusseldorf, Germany Start Date: 2009 End Date: 2010 Pearson provided change order and claim management services to the largest subcontractor on a steel mill in Mobile, Alabama. SMS Seimag provided the steel making and steel coating equipment to ThyssenKrupp under a contract valued in excess of $1 billion. Mississippi Gulf Coast Regional Infrastructure Program (Katrina Recovery) Location: Mississippi Gulf Coast Region Construction Value: $700 million Client: Mississippi Department of Environmental Quality/Mississippi Development Authority Start Date: 2008 End Date: 2010 As a result of Hurricane Katrina, the Federal government provided to the Mississippi Department of Environmental Quality (MDEQ) funding for approximately 700 miles of new potable water lines, approximately 14 small water treatment plants and 20 water tanks in six coastal Mississippi counties. When design and construction did not proceed as planned, Governor Haley Barbour mandated the hiring of an outside firm to manage design, land acquisition, and construction. Pearson was selected. After an initial audit of the circumstances, Pearson developed a new schedule, monitored actual progress and worked with local authorities to remove obstacles and achieve timely completion. Soldier Field Stadium Renovation Location: Chicago, Illinois Construction Value: $632 million Client: Chicago Bears Start Date: 2000 End Date: 2003 Page 2 of 17 Pearson provided contracting strategy, construction oversight, scheduling and claim resolution to the Chicago Bears football team on the $640-million 20-month renovation of Soldier Field in downtown Chicago. This project was completed on time for the September 29, 2003 Green Bay Packers versus Chicago Bears Monday Night Football game. The project was constructed in a congested urban area and much of the work was performed under a seven-day-per-week, 24-hour-day construction schedule, which was the fastest constructed NFL stadium in history. The stadium consists of 1,200 piles, 10,000 tons of steel, 350,000 square feet of precast, significant infrastructure revisions and only 20 months was allowed for construction. Pearson also performed constructability reviews of design drawings and worked with the design and construction team to identify controlling trades, access issues, and manpower needs early in the design process. As design work continued, Pearson prepared detailed planning, scheduling and production requirements necessary to achieve planned completion. Revel Entertainment Location: Atlantic City, New Jersey Construction Value: $2.6 billion Client: Morgan Stanley Start Date: 2008 End Date: 2011 At the onset of the 2008 financial crisis, Morgan Stanley retained Pearson to audit ongoing design and construction of the $2.6 billion Revel Casino in Atlantic City, NJ. Shortly thereafter, Morgan asked Pearson to provide budget and schedule models for slowing construction. Pearson led a group of design and management personnel that developed three such models. After selection of one of those models Morgan retained Pearson to provide on site management of funding, design and construction through early 2011, when Morgan sold its interest in the property. The Revel Casino is a 47-story, 1,900-room hotel with more than 500,000 square feet of entertainment space. The hotel tower is the tallest structure in Atlantic City and the second tallest in the State of New Jersey. The property will include 20 restaurants, 40 retail shops and a 5,000 seat arena. The Westin Diplomat Resort & Country Club Location: Hollywood, Florida Construction Value: $800 million Client: National Plumbers and Pipefitters Union Start Date: 1999 End Date: 2010 Construction of this south Florida mega-resort was funded by the Plumbers and Pipefitters Union. When the project was about 30% complete, the U.S. government determined that some of the funding was inappropriate. Pearson and its joint-venture partner were retained to provide on-site management of disbursements, design, construction, scheduling, document control, change order and claim management. At the peak, Pearson and its joint-venture partner employed more than 20 personnel on the project. This resort is a 40-story, 998-room five-star hotel with more than 1,250,000 square feet of guestroom, parking, terrace, and pool deck; connected to an eight-story convention center with more than 800,000 square feet of convention/meeting space, parking and terraces. Adjacent to the hotel and convention center is a hotel support Page 3 of 17 development with retail, courtyard, parking and mechanical areas of approximately 700,000 square feet. The Westin Diplomat Resort & Spa boasts the largest and most complete Convention Center and meeting facilities in South Florida. In addition, there is a detached Country Club facility with a championship golf course, tennis center, a European-inspired spa and an array of dining options. Montgomery Hotel & Convention Center Expansion Location: Montgomery, Alabama Construction Value: $200 million Client: Retirement Systems of Alabama Start Date: 2007 End Date: 2008 The Retirement Systems of Alabama booked convention events based on projected project completion dates. When this project was approximately 50% complete and trending to complete months after its planned opening date, Pearson was retained to provided scheduling and management consulting services to assist the contractor, designer and owner in achieving timely completion. Pearson prepared new completion schedules, monitored actual progress and chaired weekly schedule meetings. The project was completed on time. This project included the remodeling of an existing convention facility and addition of a four-star 350-room hotel, additional meeting space, restaurants, retail outlets, 8,000 square foot European style spa and an 1,800-seat performing arts theater. All work occurred in a tightly constrained downtown area, abutted on all sides by streets busy during the day, thus requiring detailed logistics planning for materials, equipment and labor. Harrah’s Jazz Casino Location: New Orleans, Louisiana Construction Value: $800 million Client: Harrah’s Entertainment Start Date: 1998 End Date: 2000 Pearson and its joint-venture partner provided on-site program management of design and construction for the only land-based casino in Louisiana, the $800 million Harrah’s Jazz Casino in downtown New Orleans. This project included almost one million square feet on four levels. The lower basement level is used for valet parking while the upper basement level includes administrative offices. The main floor contains 100,000 square feet of gaming space, rivaling any casino in Las Vegas. Project V Location: Las Vegas, Nevada Construction Value: $10 billion Client: Stations Casino Start Date: 2004 End Date: 2005 Pearson was a member of a small group assembled to provide initial master program planning and development during conceptual and design development of Station Casino’s mega-resort to be named
