The Concept ...“to create engagement, awareness and excitement within the reseller community... We designed an online incentive programme called Quest for Convergence, with a ‘futuristic’ theme, to create engagement, awareness and excitement within the reseller community. The partners were incentivised to drive sales with the aim of gaining a place on the end of programme trip. The winners would be those that were in first place on each of the leader boards. Each of the four winners were able to bring a partner or colleague. The top performing Partner Business Managers were also entitled to gain a place on the trip. Tokyo was chosen as the incentive trip destination as it was the epitome of the ‘futuristic’ theme. A giant cosmopolitan metropolis of high-speed technology, innovation and ultramodern neon-lit skyscrapers, juxtaposed against the cultural temples, shrines and traditions.     WHAT Architect WHERE Notes Zone 1: Shinjuku Built in 1970 as an office tower and is one of the jewels from the Metabolist movement. It features bolt-on units and balconies characteristic of Metabolism’s ideal of modularity. Its naval appearance 1-1-9 Okubo, Shinjuku *** Sky Building No.3 Makoto Sei Watanabe isn’t accidental as Watanabe, supposedly born on a US navy ship, 1-1-9大久保、新宿 borrowed techniques from submarine building. The theme culminates in the roof design which features a battleship deck-looking floor, with a defining submarine sail-like concrete structure. Built in 1993 as an office tower. The site was extremely constrained, 2-1-2 Kabukicho, with daylight a precious commodity in the narrow road onto which the Shinjuku ** Kabuki-cho Tower Richard Rogers building fronts. (Headquarters: Minato-ku, Tokyo; President and CEO: Minoru Mori) has been regularly conducting surveys of large office buildings with floor space of over 10,000 m2 (hereafter referred to as “Large-Scale Office Buildings”) throughout Tokyo’s 23 wards on the basis of publicly posted project plans (projected construction start and completion dates), and of direct interviews with developers. In addition, we are now projecting office market trends by analyzing from a variety of angles data based on a survey of the trends in demand (absorption capacity). The following are the findings of our latest research. (This report covers supply volume through 2007; the previous report was based on supply volume through 2006.) ■ Outline of Market Trend Survey This survey was conducted at the end of December, 2002 Surveys were conducted of large office buildings with total floor space 2 of over 10,000m (Built after 1986) Coverage: Tokyo’s 23 wards (Notes on the contents) Supply volume in this survey refers to the gross total floor space of office accommodation in all large-scale office buildings completed after 1986, excluding floor space in those building reserved for other purposes, such as retail, residences, hotels and others.
