The unique location of the property makes it very easy to reach the town and its harbor in a few minutes, either on foot, in 5 minutes, by a small shortcut, or by car. Above all, this is the only villa in the area offering such a magnificent view of Porto Ercole’s har- bor. No other significant building in the area can enjoy such a panoramic sight on the harbor, it’s entrance, the sea, and these historical monuments, and the Monte Argentario, altogether. The villa is directly across Forte Filippo (built in 1558, and named after Felipe II, king of Spain) and has the Fortezza Spagnola (built slightly later) on its right side, with a view on the old church of the village, Sant’Erasmo. There is a 360-degree view, with the sea and monuments in front, and the huge and ever green Monte Argentario in the back. The villa is surrounded by many historic cities: Orbetello, the roman city of Cosa and its archeo- logical museum. Further away are many historic villages in the hills, like Capalbio, Tarquinia and its Etruscan museum, and magnificent Rome (140 km), Florence, and Pisa. The town is beautifully located right amidst the Tuscan Archipelago and its seven marvelous is- lands (Elba, Montecristo, Pianosa, Capraia, Gorgona) with Giannutri and Giglio being just a few miles off the Argentario coast. Sardinia’s Costa Smeralda and Corsica are just a few hours away by motorboat. If you are a golf lover, the Argentario Golf Resort & Spa can be quickly reached (6km; 15’) and al- lows playing on an 18-hole course designed by Brian Jorgensen. In 2019 the course has been awarded the title of PGS National Golf Course Italy. The most convenient airports to reach the villa are Roma Fiumicino, Roma Ciampino, Firenze Ve- spucci, Pisa Galilei and Bologna Marconi. The villa (300 sqm – 3,228 sqft, 5 bedrooms and 4 bathrooms) has been thoroughly restored be- tween 2012 and 2017 and is now in excellent shape, boasting bright rooms and high-quality fin- ishes. The building is laid over two floors organized as follows: - Ground floor: entrance room, living room, kitchen, dining room, TV room, bedroom and its bathroom. A portico, just outside the living room, completes this floor. - First floor: master bedroom with en-suite bathroom and walk-in closet, double bedroom with en-suite bathroom and terrace; two double bedrooms and a bathroom. Three bed- rooms (including the master one) open up onto an ample panoramic terrace. The new city plan allows for an extension of the villa by about 30 sqm. This project will be devel- oped soon. Next to the villa, there is a large 3-car garage that could be closed with doors, if desired. The guesthouse (80 sqm – 862 sqft, 2 bedrooms and 2 bathrooms) is split into two apartments, with high ceilings, each made up of an ample bedroom with a bathroom, all with air conditioning. There is a possibility (with the new city plan) to add another room (about 16 sqm) to this building. Next to this guesthouse, we find a big covered structure for four cars, and an outbuilding (20 sqm – 215 sqft). The villa is immersed in his own well-maintained garden, spanning 5,200 sqm and dotted with ol- ive trees, orange trees, pomegranates, fig trees, almond trees, apricot trees, cherry trees, peach- es, plums and rosemary, with over 1,000 plants. Amidst the olive trees, with a sea view, there is a beautiful 10 × 7 m swimming pool with an ample paved solarium (in Lava Grigia stone, from Viterbo) and a nice gazebo for shade. It is interesting to note how the villa, already located in a wonderful location, borders with Villa Corsini’s Botanic Garden, a beautiful green space with exotic varieties of trees and flowers. Dall’alto del poggio e’ possibile abbracciare con un solo sguardo la Valle d’Oro. Esso ha all’incirca la forma di un triangolo, la cui base è rappresentata dai terreni impaludati che formano il prolungamento del lago di Burano verso Ansedonia, mentre i lati – piu’ o meno irregolari – sono costituiti da una serie di dolci rilievi collinosi che trovano il loro vertice in direzione del Monte Alzato. La Valle e’ oggi, e doveva essere anche in antico la pianura piu’ fertile dell’immediato retroterra della collina di Ansedonia. Allorquando (nel 273 a. C.) i romani fondarono su quella collina la colonia latina di Cosa, la Valle d’Oro entro’ a far parte del territorio della nuova citta’ e dovette essere divisa in piccoli lotti (probabilmente di un ettaro e mezzo di media) fra i primi coloni. L’indagine archeologica – tutt’ora in corso – ha rilevato tracce di insediamento deferibili al sistema di piccole fattorie unifamiliari che caratterizzo’ la proprieta’ e l’economia agricola del territorio per alcune generazioni fino a una data ancora imprecisata – ma da collocare certamente fra il II e la prima meta’ del I sec.

Le fonti documentarie per la ricostruzione della viabilità romana principale sono: la Cosmografia dell’Anonimo Ravennate, la Geografia di Guidone (che indicheremo da ora in poi rispettivamente AR e GG, edite in Schnetz a cura di, 1940); la Tabula Peutingeriana (da ora TP edita in Miller 1916) e l’Itinerarium Antonini Imperatoris (da ora IA in Cuntz 1929). Ai fini della ricostruzione della viabilità tardorepubblicana non pos- sono essere usate AR e GG che sono invece, rispettivamente, una fonte bizantina e del pieno Medioevo, che registrano le modifiche all’assetto tradizionale a seguito delle vicende belliche del VI secolo. La viabilità romana è stata oggetto di studi di diverso spessore scien- tifico, talora ai limiti della fantasia, più spesso del tutto privi di un ri- scontro topografico. È chiaro, infatti, che la sola ricostruzione ideale di tracciati, svincolata da ogni verifica sulla natura geografica dei territori che attraversavano, è comprensibile solo in assenza di un’archeologia del paesaggio.
