Overlooking the sea and the Porto Vecchio of Porto Ercole, this finely restored villa enjoys great privacy and quietness. The unique location of the property makes it very easy to reach the town and its harbor in a few minutes, either on foot, in 5 minutes, by a small shortcut, or by car. Above all, this is the only villa in the area offering such a magnificent view of Porto Ercole’s har- bor. No other significant building in the area can enjoy such a panoramic sight on the harbor, it’s entrance, the sea, and these historical monuments, and the Monte Argentario, altogether. The villa is directly across Forte Filippo (built in 1558, and named after Felipe II, king of ) and has the Fortezza Spagnola (built slightly later) on its right side, with a view on the old church of the village, Sant’Erasmo. There is a 360-degree view, with the sea and monuments in front, and the huge and ever green Monte Argentario in the back. The villa is surrounded by many historic cities: Orbetello, the roman city of Cosa and its archeo- logical museum. Further away are many historic villages in the hills, like , Tarquinia and its Etruscan museum, and magnificent Rome (140 km), , and Pisa. The town is beautifully located right amidst the and its seven marvelous is- lands (, , , , ) with and Giglio being just a few miles off the Argentario coast. Sardinia’s Costa Smeralda and are just a few hours away by motorboat. If you are a golf lover, the Argentario Golf Resort & Spa can be quickly reached (6km; 15’) and al- lows playing on an 18-hole course designed by Brian Jorgensen. In 2019 the course has been awarded the title of PGS National Golf Course Italy. The most convenient airports to reach the villa are Roma Fiumicino, Roma Ciampino, Firenze Ve- spucci, Pisa Galilei and Bologna Marconi.

The villa (300 sqm – 3,228 sqft, 5 bedrooms and 4 bathrooms) has been thoroughly restored be- tween 2012 and 2017 and is now in excellent shape, boasting bright rooms and high-quality fin- ishes. The building is laid over two floors organized as follows: - Ground floor: entrance room, living room, kitchen, dining room, TV room, bedroom and its bathroom.
