2 1.0 Introduction

The proposal is for the erection of a 2-bedroom detached house for the Borough of . The development has been designed in accordance with current design standards and requirements.

2.0 The Site

The site is a generally level triangular plot at the end of Lancing Road, Feltham and is currently vacant. The road features two-storey housing with pebble-dash wall finishes and hipped, tiled roof They date from the early post-war period and are of a plain design with shallow ground floor bay windows and projecting canopies over front doors providing some visual interest.

4 4.0 The Proposed Development

The proposal is for the erection of a 2-bedroom 4-person detached house with associated amenity space.

The house will be sited on the southern part of the site aligned with the adjacent properties so that the streetscape continuity is maintained. It is also away from the rear garden of the properties located at Rochester Avenue to the north to preserve privacy.

A pre-application submission was made and comments received were incorporated into the final planning application scheme.

The building echoes the simple forms of its established neighbours. The wall finishes, hipped roof, shallow ground floor bay window and canopy provide a modern interpretation of the existing vernacular. The existing low stone wall to the front of the site, which is an original Front Perspective feature of the streetscape, will be remain as part of the development.

The palette of materials consists of rendered wall, grey aluminium windows, fascia, soffit, rainwater goods and red tiles for the roof.

Hard and soft landscaping would be provided to the front, side and rear of the house.

The dwelling will meet the minimum space standards set out within the current .
