The site is located in an established area of predominantly residential dwellings approximately 1 ½ miles north of the town centre of Burnley; a small town located in the east of Lancashire. The site lies approximately 1 mile to the south of junction 12 and 1 ½ miles north of junction 10 of the M65. The site is located a short distance from Burnley General Hospital. There is good access to public transport from the site, providing bus routes to the town centre.

The site benefits from dual road frontage onto Queens Road and Ebor Street. The topography of the site is level and is currently divided into two distinct parts; approximately half is laid to tarmac and half comprises garden land. The boundaries of the site are denoted by brickwork walls.

Planning
From a planning policy perspective, informal advice from Burnley Borough Council suggests that residential development on the site would be appropriate, with a focus on the provision of family housing. Roads and Access
Pedestrian and vehicular access can be gained from the gated entrance on Queens Road. Pedestrian access to the site is also available from Ebor Street. Purchaser Notice
