The methodology of hedging risks in real estate investing will cover the common fears such as rising interest rate, and will discuss the use of real estate as a hedge against inflation. The paper uses public data sources for comparative data analysis to find variables which affect the price, and draw conclusions according to the data.

Accompanied with characteristics of local housing policy and existing housing stock, these developments form the framework where the prerequisites for the existence of new-build gentrification are discussed.
