The proposal is for the development of five separate office / laboratory buildings, totalling approximately 51,100 sq m net, designed on a scale similar to the buildings on the adjoining Peterhouse Technology Park.

The main vehicular access into the site will be from the Yarrow Road roundabout and the proposals include for improvements to the roundabout to make it larger to ensure that the flow of traffic is not unduly impeded by vehicle movements into or out of the proposed development.

The scheme has been designed to complement the existing buildings on the adjacent Peterhouse Technology Park. The development will provide speculative buildings that will bring employment to the Park and to Cambridge. The nature of their arrangement continues the ‘Boulevard’ concept from Peterhouse Technology Park with potential for future connection between Parks.

The residential area on the north side of Fulbourn Road is a short walk from the Park and local facilities can be accessed via the existing bus service adjacent to the Park, which could in the future be routed through the Park. Tesco 10 MINS’ WALK Superstore
