SELLER INSIGHT

“At first sight of Park House, we thought it was such a handsome house, very imposing but friendly,” say the current owners. “The chimneys are magnificent and the windows beautiful. We thought it would be a good project for say, 18 months – that was 18 years ago – we liked it so much we just had to stay! The house is the perfect example of Edwardian architecture and design at its best. Since moving in, we have refurbished the whole house while retaining the Edwardian style – the house needed some loving care and money spent on it, both of which we have done!”

The property has proven ideal for everyday life and entertaining alike. “Due to the sheer size of the rooms and six generous bedrooms, we have the ability to have a lot of friends and family staying with us,” say the owners. “We have many wonderful family Christmas gatherings here – you can get a very large Christmas tree in the Entrance Hall.”

“This is also a great place to work from home,” continue the owners. “It is a very quiet house and very well built from local Kenilworth bricks that were made a mile away in the now closed Cherry Orchard Brickworks. The house has been able to accommodate important business meetings in its peaceful, relaxing environment.”

The location of the property has much to recommend it, too. “There are three excellent towns nearby – Kenilworth, Royal and ,” say the owners. “This is an area full of history including two ancient castles, with the iconic Stratford upon Avon also close by. Offering the best of both worlds, there are wonderful parks and commons for walking, and excellent train services to London, Birmingham and Oxford. The nearest schools are excellent for all ages. Local shops (including an outstanding bakery) are easily walkable from the house.”

“We shall miss the sheer size and symmetry of the rooms, which make this a stunning and sociable house that is ideal for entertaining.”

“We love the Entrance Hall and both the Lounge and Drawing Room, but best of all waking up in the beautiful Main Bedroom.”

“We have many, many great memories from our time here at Park House. We have hosted lots of parties of more than 50 people, with live music and dancing in the vast lounge.”

“With beautiful gardens all around the house, the morning sun floods into the two lounges and the main bedrooms. Sitting in the garden is a pleasure as all you can hear are birds – no cars or other distractions.”*
