There are a wealth of period features throughout this much loved home conveniently located in the town centre at the top of The Parade, which overlooks the Christchurch Gardens. This is a wonderful opportunity to acquire an apartment in a desirable location. KEY FEATURES Ground Floor Entering through the stunning pillared portico of this converted Georgian building you are welcomed with an immaculate and impressive entrance hall where you will find apartment three’s front door to your left. Space and grandeur continues to impress as you enter the ground floor of this apartment, a spacious hallway provides access to the wonderful kitchen/living room. This room is beautifully presented and creating the perfect place to entertain in this generous living space. Much of the Georgian character can still be felt inside the property today boasting high ceilings with cornicing and ceiling rose, large sash windows and high skirting. SELLER INSIGHT “I was looking for somewhere centrally based where I could park my car securely at the weekend and just step out of the front door and walk to wherever I wanted. Leamington was ideal as I could easily commute to Reading at the time and it’s a fairly compact town with lots to see and do within walking distance,” recalls the current owner. “I was lucky to come across this apartment and when I came to look at the showroom, I put my deposit down there and then! Clarendon court was the Clarendon Hotel up until 1972. The building was then used as offices until it was developed into apartments in 2003/4. I moved into the first apartment in the development in 2004. The original coving and fireplaces remain in place and my living area was originally the bar, whilst my entrance hall was the reception area. I’ve enjoyed using my interior design skills to redecorate throughout regularly.” “I just love the café culture of Leamington which has grown so much since I moved here 16 years ago. There is a great choice of quality restaurants, as well as exclusive little shops and high street names, so everything I need is right here in the town. It’s just a 10-minute walk to the immaculate Jephson Gardens which is ideal for power walks or lazy strolls admiring the scenery and the recently restored band stand. It’s a beautiful place to be and there’s so many places to walk, run or cycle in the fresh air.” “Double doors lead out from the main bedroom to the patio area which is the perfect spot to enjoy a glass of wine in the evening in complete privacy. I’ve got plant pots dotted around to add splashes of colour and it really is a lovely little garden area, ideal for relaxing and entertaining. The open plan kitchen / dining / living area is perfect for parties too and I’ve enjoyed hosting numerous New Years Eve celebrations where we’ve danced around and played music as loud as we like. The high ceilings and thick walls of the Georgian building has meant that there’s never been any problems with noise from above or around me.” “Leamington is the longest I have lived anywhere since leaving home, it is such a friendly and clean place. There is lots to see and do with the live events taking place regularly in some of the bars, as well as The Assembly which has some great bands on. For me, it has had everything I needed on my doorstep,” * These comments are the personal views of the current owner and are included as an in- sight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. • Warwick District Council Ward Boundaries Warwick District Council Submission on Warding Arrangements
LGBCE Review of Warwick District Council Ward Boundaries Warwick District Council Submission on Warding Arrangements 1.0 Introduction 1.1 This submission is made on behalf of Warwick District Council and is based upon the decision of the Council’s Licensing & Regulatory Committee on 11 January 2018. 1.2 This Council has a fundamental principle that wherever reasonably practicable the Electoral Boundaries should be coterminous, but in doing so they should meet the criteria for electoral equality, the interests and identities of local communities and should promote effective and convenient local government 1.3 Having considered this the Council believes that the proposal it has outlined in this submission meets the criteria for the review and would provide an approach that would best meet the needs of the local communities within Warwick District. 1.4 To achieve this outcome, the Council is proposing 20 Wards with a mixture of 1, 2 and 3 Councillors to represent each Ward to give electoral equality but also to recognise the individual communities within the District. 2.0 Delivering electoral equality for local voters 2.1 The Local Government Boundary Commission for England (LGBCE) has accepted the methodology for local elector growth within Warwick District from 109,855 in September 2017 to 123,333 in 2023. Following the decision by the LGBCE to set the Council size at 44, this provides an elector to councillor ratio in 2023 of 2803 to each Councillor. 2.2 The proposal from this Council works on a principle of coterminous boundaries across the District except for a few exceptions, to improve electoral equality within the towns of Leamington and Warwick.

It has a fine Georgian town centre and a spa in the Royal Pump Rooms. Leamington Spa also has one of the finest local shopping centers. Royal Leamington Spa Neighbourhood Plan Regulation 14 Draft– June 2019 1 Royal Leamington Spa Neighbourhood Plan Regulation 14 Draft– June 2019 2029 Vision for Royal Leamington Spa “Royal Leamington Spa’s vibrant and diverse history gives our town its unique character and distinctive identity. It has become a thriving base of creative, cultural and technological innovation whilst nurturing its valued green spaces and community assets. Looking to our future, we will continue to conserve and protect our built heritage whilst promoting enhancements which allow us to reduce our impact on climate change, support sustainable economic development, build innovative housing, support effective integrated transport systems and contribute to a healthy town.” 1 Jephson Gardens 2 Royal Leamington Spa Neighbourhood Plan Regulation 14 Draft– June 2019 Foreword Royal Leamington Spa is a Town with a brief but relatively rich history. It owes much to the Victorian fascination with the curative properties of Spa water which was the principal reason for its rapid growth from a small hamlet of only 300 people in 1801 to over 27,000 one hundred years later. Throughout the period of the industrial era of the late 19th Century and the expansion of the railways, Leamington remained at the forefront of the growth in urbanisation with much of the architectural diversity seen today a result of this expansion. Throughout its history, the Town has embraced change and continues to do so. This is seen in the decline of traditional manufacturing industries and the rise of new technological solutions, evidenced in the establishment of a growing digital media sector which has earned the Town the soubriquet “Silicon Spa”.
