The design successfully harmonises references to the local context of Windsor and its historic buildings, with the contemporary aesthetic of high quality, flexible office buildings; to create a business setting with a unique sense of place. The masterplan responds to the site location at the edge of Windsor town centre and over looking Vansittart Park through creating improved pedestrian connections across the site with the introduction of new high quality public realm and landscaped space. Four individual buildings are created, varying in height between 3, 4 and 5 storey elements; potentially connected in pairs to offer a highly flexible configuration of space to meet the needs of prospective tenants. Each office building is planned around a central service core, creating the potential for further sub-division but also importantly offering highly efficient space planning. A 1500mm planning module is utilised in combination with an asymetrically composed irregular facade aesthetic, providing total flexibility for tenants space planning options. All glazing panels are proposed as full height with a stepped ceiling detail to offer a natural blind recess, maximum light penetration and high quality daylighting standards. The main elevational material used is brickwork in response to the surroundings, expressed in a series of recessed panels in response to both the overall aesthetic and as a climatic response to the orientation of each facade. Greater depths of recess are used to provide the appropriate solar shading on both the south and west facing facades; complemented with brise soleil features on the south elevations only. Full height internal blinds are also adopted on the east and west facades to eliminate both solar gain and glare, given the low altitude sunlight these orientations are exposed to. The buildings provide fully environmental controlled space, utilising fan coil systems in traditional ceiling zones, which draw air through the facade at each level of the building, reducing duct riser space. Raised floors provide a 150mm clear zone for electrical and data distribution. A series of environmental sustainability measures are introduced, including a substantial renewable energy contribution which will ensure that the buildings will be BREEAM “Very Good” as a minimum. 9 Project Proposals and Design Statement Site Masterplan 10 Project Proposals and Design Statement View from Goslar Way across Vansittart Park at dusk 11 Project Proposals and Design Statement Ground Floor Plan 1st Floor Plan 12 Project Proposals and Design Statement 2nd Floor Plan 3rd Floor Plan 13 Project Proposals and Design Statement Buildings 1&2 - Site Elevation - 1/500 Buildings 1&2 - Atrium Entrance to Central Street - Scale 1:200 14 Project Proposals and Design Statement Buildings 1&2 - Site Elevation to North - 1/500 Buildings 1&2 - Atrium Entrance to Northern Route - Scale 1:200 15 Project Proposals and Design Statement Views of the central street 16 Project Proposals and Design Statement Views of the central street 17 Project Proposals and Design Statement Views of the buildings along the northern site elevation 18 Project Proposals and Design Statement Views around the W1 development 19 Project Proposals and Design Statement Dusk view of the main vehicle site entrance 20 Project Proposals and Design Statement Dusk view of the central street 21 Accommodation Schedule and Master Programme 22 Accommodation Schedule and Master Programme 23 Accommodation Schedule Schedule Of Areas abc abc GEA m2 GIA 5157 4959 Imperial House WindsorImperialBuilding House 1 Windsor Area Schedule AreaBuilding Schedule 2 5580 5358 Date : 16/12/09 DateBuilding : 16/12/09 3 7921 7573 Rev : -- ReBuildingv : -- 4 7921 Basement Areas 7574 Basement Areas Outdoor Areas Outdoor
