W1, Windsor will be a unique business park within the south east and the Thames Valley. The design successfully harmonises references to the local context of Windsor and its historic buildings, with the contemporary aesthetic of high quality, flexible office buildings; to create a business setting with a unique sense of place.

The masterplan responds to the site location at the edge of Windsor town centre and over looking Vansittart Park through creating improved pedestrian connections across the site with the introduction of new high quality public realm and landscaped space. Four individual buildings are created, varying in height between 3, 4 and 5 storey elements; potentially connected in pairs to offer a highly flexible configuration of space to meet the needs of prospective tenants.

Each office building is planned around a central service core, creating the potential for further sub-division but also importantly offering highly efficient space planning. A 1500mm planning module is utilised in combination with an asymetrically composed irregular facade aesthetic, providing total flexibility for tenants space planning options. All glazing panels are proposed as full height with a stepped ceiling detail to offer a natural blind recess, maximum light penetration and high quality daylighting standards.

The main elevational material used is brickwork in response to the surroundings, expressed in a series of recessed panels in response to both the overall aesthetic and as a climatic response to the orientation of each facade. Greater depths of recess are used to provide the appropriate solar shading on both the south and west facing facades; complemented with brise soleil features on the south elevations only. Full height internal blinds are also adopted on the east and west facades to eliminate both solar gain and glare, given the low altitude sunlight these orientations are exposed to.

The buildings provide fully environmental controlled space, utilising fan coil systems in traditional ceiling zones, which draw air through the facade at each level of the building, reducing duct riser space. Raised floors provide a 150mm clear zone for electrical and data distribution.

A series of environmental sustainability measures are introduced, including a substantial renewable energy contribution which will ensure that the buildings will be BREEAM “Very Good” as a minimum.

Europa Capital is an independent real estate fund management group operating from offices across Europe. Since 1995, Europa Capital’s Principals have collectively raised 6 real estate funds and committed to over 60 transactions totalling some €6.0 billion, across 17 European countries.

Pan-European transactions Europa Capital raised two new investment funds for European property investment in 2008 being Europa Fund III and Europa Emerging Europe, which invests in Eastern Europe. Together, these funds give Europa Capital €895 million of additional equity to invest.

The Europa Funds benefit from Europa Capital’s network of exclusive Country Partners, who co-invest in acquisitions made by the Europa Funds in their territory. Many of the Country Partners have worked closely with the Principals of Europa Capital during the last 20 years. Further information can be found at www. europacapital.com.

In addition to other strands of real estate investment activity, Europa Capital has significant development capability and experience both in the UK and Continental Europe. The funds it advises have undertaken over 250,000 sq metres of office development, often but not exclusively pre-let, and significant occupiers have included, inter alia, LBBW Landesbank Baden-Wuerttemberg, Hewlett Packard, Nokia Siemens Networks, COFIDIS, Computer Associates, Securitas, Statistik Austria, Fujitsu, Hitachi, Allianz, Merz, Sony, GlaxoSmithKline and Microsoft.

St Congar Properties was established by Miff Chichester to run the acquisition and asset management of W1, Windsor. This new 5 venture compliments his other joint venture vehicles with Europa Capital, which have been acquiring and developing mixed use opportunities since 2003, notably Imperial Place, Borehamwood, a 250,000 sqft office refurbishment. This was let and sold in 2007. St Congar Land, another joint venture specialising in residential / mixed-use land acquisition, is the latest vehicle between these partners.

Local knowledge... Regional introduction

Watts’ London office has a strong culture of client-focused service delivery and has diversified to match changing market conditions, moving into new service areas and markets.

In addition to core professional building and cost consultancy, the London office has established a business unit to meet increased demand from public sector clients, specialising in delivering services to the education sector. The recent levelling-out in demand for technical due diligenceservices has led to increased emphasis on property maintenance and management including schedules of condition, neighbourly matters, fire insurance valuations, dilapidations advice and settling claims for both landlords and tenants. The London office is now able to offer sustainability advice and energy audit and air conditioning inspections to meet the requirements of recent environmental legislation. Servicing a diverse and demanding client base, the office is well positioned to develop further and to deliver the property and construction services that will be required as economic conditions improve.

We provide both internal and external professional development for all staff, and actively encourage training towards IStructE and ICE Membership. In-house presentations are held fortnightly, where engineering subjects are discussed to provide knowledge and inspiration. Project-related training is part of the everyday work environment, including QA reviews and technical discussions during the weekly office meeting. We operate a bespoke QA (quality assurance) system to ensure all output is of the highest standard. This involves thorough design checks from an additional partner at key design stages.
