3 Kalasatama – a new seaside district

• The centralisation of Helsinki’s harbour operations to Vuosaari in the last decade has led to substantial changes in Kalasatama (former Sörnäinen harbour area). • A completely new seaside district for around 20,000 residents will be built at Kalasatama – next to the existing residential and business area in Helsinki. At the same time, around 8,000 new jobs and a wide range of services will be created in the area • Kalasatama will cover around 175 hectares and the area will be encircled by 6 km sea promenade

• In spring 2011, SRV won the City of Helsinki’s design competition for the implementation of Kalasatama Centre. The contract was signed and construction works began in August 2011 • Kalasatama Centre will become the heart of the Helsinki Eastern inner city’s services – its operational and commercial town centre • Kalasatama and its neighbouring areas form a rapidly growing district between Helsinki city centre and Eastern Helsinki, to which there are good transport links (metro, bus, tram, private cars, pedestrian traffic) • The projects will be completed in stages between 2017 -2022 • The centre will consist of commercial premises above and below ground level as well as eight tower blocks comprising the following separate projects with their approximate floor areas: – REDI-Shopping centre c. 64,000 sq m – Cinema 3,400 sq m – Offices 15,000 sq m – Hotel 10,500 sq m – Residential 106,000 sq m, up to 137 meters – Parking hall 1,700 parking spaces – Health care centre 17,000 sq m Æ Total up to 200,000 sq m (health care not included)

Overview

• Develop, Design, Construct and Sell(exit) • Primary target –> To develop a Commercial and Residential Centre for the eastern down town of Helsinki • Homes, services, jobs, health care and culture all concentrated in one place • Part of a larger district construction project called Kalasatama district which is run by the City • Housing for 2000 and jobs for 800 people (10 % of total overall volume of housing and jobs in Kalasatama district)

11 Location and accessibility

• 6 minutes to Helsinki city center by metro • Comprehensive transport connections (bicycle and pedestrian lanes, metro, tram, busses and private car) • At the moment 60 000 people living in a walking distance (2 km radius) 12 Kalasatama Centre - Construction schedule • The first stage consists of infrastructure works which has already been started • REDI will open in two stages 2018 together with parking and healthcare center • Residential towers will be completed in stages during 2018-2022
