The Livingston Equestrian Ranch is located 4 miles northwest of Livingston, 35 miles east of Bozeman, 90 miles west of Billings, and 90 miles north of Yellowstone National Park. It has a view of three mountain ranges: the Absorkas to the Southeast, the Crazies to the East, and the Bridgers to the Northwest, all a part of the Rocky Mountains. The town of Livingston is one of the finest towns that Montana has to offer for flair and country charm. Livingston has great dining, excellent shops and stores; it has several art galleries, historical buildings and several special events year round and is only 35 miles to the Bozeman Gallatin International Airport which has numerous flights from Delta, Big Sky, Frontier and many other airlines. LOCALE

Livingston is the original entrance to Yellowstone National Park, and it was here that rail passengers on the old Northern Pacific Railroad changed trains to catch the Park Branch Line to Yellowstone Park.

Looking down Livingston’s Main Street, the historic, Western atmosphere of this frontier town remains intact in many of the city’s buildings. Over 436 buildings have been placed on the National Historic Register and walking maps are available at the Chamber of Commerce.

Live theatre awaits you at four playhouses as well as a movie house featuring the newest releases. Art galleries, museums, unique boutiques add to the blend of spending some time in Livingston.

Enjoy Park with an afternoon lunch, children can play at Pompey’s Playground, enjoy the wading pool, tennis, horseshoes or a nice leisurely nap on the banks of the . 2 PARK COUNTY

Yellowstone National Park, Park County the original gateway. The Yellowstone River flows south to north through the county - turning east at Livingston.

The county is full of rich history as well as a fair amount of legend. There is evidence of continual habitation, at least 9000 years, in The Myers-Hindman site; and The Anzick site is the only “Clovis Era” (11,500 years old) site which is associated with humans. The Shoshoni can be identified in Park County about 1000 A.D. after having moved north from Mexico. The Crow arrived in the area in the 1600s originating in the Midwest. In more modern times spent the night in what is now Livingston, John Bozeman was ambushed and died about 10 miles east of town, and maintained a home here.

The surrounding mountain ranges provide many opportunities for outdoor enthusiasts. Park County lies within one hour of four of the finest trout streams in the world. The following population and housing data is reported from the 1990 Census. Statistics: The population of Park County is 16,132.

GENERAL DESCRIPTION OF THE PROPERTY Beautiful rolling hills with majestic mountain views make up this 167 horse palace. The indoor equestrian arena is custom designed complete with meeting space, equipment storage, offices, bathrooms with showers, stalls, prep area and wash stall. There is also a modular, frame constructed home with three bedrooms, two full bathrooms, a living room, kitchen/dining area, and a laundry/mud room with an attached two-car garage, which is actually three-car in size.

ACREAGE

The property was once known as the Meredith Ranch which was a cattle operation encompassing thousands of acres northwest of Livingston. This 167 acre property has three fenced pastures. The fencing is a combination of post and rail (4 rails) on the sides most seen by the public, and coated wire. Three run-ins, constructed of continuous metal rail, are located just outside the south end of the stable.

4 IMPROVEMENTS

The arena was constructed by Morton Buildings in 2003. Measuring 81’ x 225’ with a 16’ ceiling. The entire structure is insulated, helping it remain cool in summer and complimenting the heating system in the winter. The front wing contains offices and meeting space, equipment storage, two full bathrooms with showers, an elevated viewing room, four 12’ x 12’ stalls, and one wash stall. The portico is large enough to cover a truck and trailer for loading and unloading in inclement weather. The prep area is connected to the arena by two overhead doors, which are gated. Fibar footing is used because of its reputation for cushioning horses’ legs on impact and its dustless nature.

In building, “green power” is used by utilizing solar panels and wind turbines to generate electricity for the riding arena. The installer, Planetary Systems, is nationally known, yet located just 40 miles away in Ennis, Montana. Thus, they are conveniently available for service if needed.

The modular, frame constructed home, built in 2005, is on a 6’ cinder block foundation, allowing for storage of personal property, and contains all the mechanicals, including natural gas heat, central air conditioning, and a water softening system. There are three bedrooms, two full bathrooms, a living room, kitchen/dining area, and a laundry/mud room. The attached two-car garage is actually three-car in size. The extra space is enclosed to provide a storage room. The property has other building sites for an additional home as well.

Morton Buildings completed the adjoining stable and separate storage building in October 2006. The stable contains, 23 stalls, all 12’ x 12’, two wash stalls with hot and cold water, a 24’ x 18’ tack room with a staircase to an open storage area, a feed room, an office, a viewing room with near full wall window toward the arena, two bathrooms, and a mechanical room.

The storage building is capable of holding three months of hay (at full stall capacity). It also has a separate, walled sawdust storage bin which is 12’ wide by 15” deep, and the door and ceiling allows a large truck to back in and loose its sawdust load directly into the bin. The north side has a 12’ x 36’ overhang, covering the tractor and related equipment.
