Su prestigio y reconocimiento le otorgan grandes oportuni- dades. · Las licencias para la actividad comercial de la arquitectura sólo se otorgan a los ar- quitectos locales. Los acuerdos de colaboración con una empresa o arquitecto lo- cal son la forma más sencilla de acceso al mercado y que permite además crear si- nergias. El acceso al mercado para los diseñadores de interiores no está restringi- do, pero se recomienda la colaboración con otro profesional, especialista del me r- cado. · El sector de la construcción está en una situación de estancamiento, sin embargo el subsector de la construcción residencial tiene un crecimiento positivo. La razón principal es la falta de grandes inversiones estatales en infraestructura, lo cual no afecta tanto a las oportunidades de los arquitectos españoles que se encuentran más en el sector privado. Hay cada vez más complejos residenciales de lujo que son influídos por la arquitectura española y llevan nombre español como "Andalu- cía" o "Valencia". Las oportunidades de los diseñadores de interiores españoles se encuentran en el interiorismo de hogares, restaurantes y cafeterías, y exhibiciones. A largo plazo se espera un crecimiento positivo de la demanda de vivienda de nue- va construcción. · La mejor forma de promoción tanto del arquitecto como del diseñador de interiores es por medio de la recomendación personal. En el transcurso de este estudio se han recibido invitaciones por parte de los organizadores de la feria DEX&ARCHITEX a participar en las conferencias a arquitectos y diseñadores de interiores españo- les. DEX&ARCHITEX es la feria con mayor relevancia en arquitectura y diseño de in- teriores en el país, por su apoyo institucional y la asistencia de los profesionales extranjeros más importantes. · La arquitectura española es viva, dinámica, con color, pasión y sentimientos, algo no experimentado todavía en Malasia. La arquitectura Malasia se caracteriza por su influencia excolonial británica. Sin embargo, es un país tropical y cálido, dónde se- ría más apropiado una arquitectura como la española. INTRODUCCIÓN 1. DEFINICIÓN Y CARACTERÍSTICAS DEL SECTOR Y SUBSECTORES RELACIONADOS El presente estudio denominado “Servicios de Arquitectura y Diseño de Interior en Malasia” es una investigación desarrollada en el mes de Junio del 2006 en la Oficina Comercial de España en Kuala Lumpur y analiza la situación actual del sector de la arquitectura y el diseño interior en Malasia, y las oportunidades para la empresa española. Los servicios de consultoría de arquitectos engloban los servicios de diseño de edificación, planos y a menudo la supervisión de la construcción de ciudades, infraestructuras y paisajes. Una descripción mayor se puede obtener en la Ley: Architects Act 1967. Los servicios de consultaría de arquitectos se refieren a la prestación de servicios de consul- taría arquitectónica y todos los siguientes a continuación: - Presentación de planos o dibujos a cualquier persona o autoridad local de Malasia. - Conceptualización, investigación y desarrollo de cualquier diseño para la edificación. - Cualquier encuesta, preparación de informes, o investigación incluyendo asesoría sobre impactos medioambient ales. - Programación y planificación de proyectos, construcciones y fabricación. Diseño de pro- ductos. - Planificación y desarrollo de servicios incluyendo servicios de diseño de interiores, con- sultaría financiera, gestión de proyectos (Project Management), o gestión contractual. - Preparación de estudios de viabilidad y estimación de costes - Preparación de planos y otros medios de presentación - Todos los servicios relativos de acuerdo con los requerimientos. - Cualquier otra actividad relacionada con la creación, mantenimiento o mejora del edificio. Oficina Económica y Comercial de la Embajada de España en Kuala Lumpur 7 EL MERCADO DE LA ARQUITECTURA Y EL DISEÑO DE INTERIOR EN MALASIA El sector de los servicios de arquitectura y de diseño de interior está muy relacionado con el comportamiento del sector de la construcción en materia de coyuntura económica. Como servicio, estará también relacionado con el sector de los servicios en materia económica y legal. Primero en "Panorámica del País" se muestra información práctica del país para su conoci- miento y entendimiento. Luego se analiza en "Análisis de la Demanda" el sector de la cons- trucción, muy relevante para conocer la información del sector de los servicios de arquitectu- ra y de diseño de interior. En el mismo punto se analiza la demanda del sector público y la demanda del sector privado al ser de naturaleza y funcionalidad muy diferente. A continua- ción se analiza la oferta y la presencia española en "Análisis de la Oferta". Finalmente se analiza en el siguiente punto los "Factores de Comercialización", con especial interés en el tema legal por tener bastantes barreras, y luego aparte la forma de establecimiento, el precio y la promoción. En los "Anexos" se pueden encontrar información interesante de contactos con ministerios, colegios profesionales, y otros organismos, así como empresas de servicios profesionales extranjeras situadas en Malasia, constructoras más importantes del país, ferias del sector y revistas especializadas. La finalidad de este estudio es hacer un análisis de las oportunidades de establecer empre- sas de servicios de arquitectura y diseño de interior en Malasia, y realizar una guía práctica para iniciar operaciones de inversión o desarrollo de negocio en el país. Para la realización del estudio se ha extraído la información a partir de dos fuentes básicas: Fuentes secundarias, donde se ha analizado la información existente sobre el sector proce- dente de organismos internacionales, asociaciones malasias, o fuentes oficiales. Se han realizado entrevistas presenciales y en profundidad a un número selecto de profesio- nales implicados con el sector, intentando ver la perspectiva de las empresas españolas en la región, de las asociaciones, y de las empresas representativas malasias. La moneda principal utilizada es el Ringgit Malasio (RM), que mantiene desde el 21 de Julio del año 2005 mantiene un tipo de cambio flexible con tendencia a la apreciación (4.45 RM/EUR aproximadamente). SITUACIÓN, SUPERFICIE Y CLIMA Malasia se encuentra situada justo encima del Ecuador, en el corazón del Sudeste Asiático, entre Indonesia, Tailandia, Filipinas y Singapur. Cuenta con una superficie total de 329.733 Km2 y consta de dos regiones muy diferenciadas, separadas por el Mar del Sur de China y por una distancia de 530 Km.: - Malasia peninsular, que ocupa la parte sur de la península malaya, representa el 40% del territorio del país. La costa del Estrecho de Malaca está claramente separada de la costa es- te por la Cordillera Central. La longitud de costa de Malasia peninsular es de 1.930 Km. sien- do en su parte oeste principalmente manglar; la costa este ofrece estrechas y largas playas de arena. - Malasia insular, al este de la anterior, formada por los Estados de Sabah y Sarawak, que ocupan el norte de la isla de Borneo. Sabah y Sarawak son zonas muy montañosas y cuen- tan con las mayores cimas del Sudeste Asiático (Monte Kinabalu, 4.175 m.

The first ETC Technology implemented is 2.45GHz microwave in 1994 and another highway operator introduced the same technology in 1997. The system was further enhanced in 2001 to meet the international standard of 5.8GHz.
