The property is also well placed for access to both the M4 (J15 and J18) and M5 (J13) as well as the nearby Cotswold towns of Cirencester and Tetbury to the east, the fine spa town of Cheltenham to the North and the Georgian city of Bath and regional centre of Bristol to the south. Kemble offers a mainline railway station to London Paddington which can be reached in about 75 minutes. Sporting and leisure opportunities include golf at Minchinhampton, gliding at Aston Down, watersports at the Cotswold Water Park and rugby at Kingsholme, gloucester. Hunting with the Duke of Beaufort’s Hunt and polo at Westonbirt, Cirencester and Aston Down. There are also superb walks on the nearby Commons of Selsey, Rodborough and Minchinhampton. The area is well served by state and private schools – Beaudesert Park Preparatory School is about two miles away and in Stroud are Marling School for boys and Stroud High School for girls. DESCRIPTION Nupend Farmhouse is a traditional Grade II Listed former farmhouse, which is situated on the edge of the village and next door to a high end completed residential development (Please note the google satellite image is out of date).It is built in the vernacular style of mainly Cotswold stone (rendered at the rear) under Cotswold stone roof. There are beautiful views from the property. The accommodation which has been beautifully refurbished throughout is arranged over three floors. There are two reception rooms, both with fireplaces and dual aspect windows. There is also a good sized kitchen breakfast room with beamed ceiling and off which is a boot room and cloakroom. Approached off the part panelled hall is a study and utility room with access to the garden. From an inner hall a staircase rises to the first floor where there are three double bedrooms, dressing room and two newly fitted bathrooms. Two further bedrooms are found on the second floor together with a third bathroom. OUTSIDE Externally the property is approached off a no through lane and to the front of the house there is an extensive parking area. Adjacent is a single storey 5 bay cart shed, built of stone and having storage space to either end. On the opposite side of the courtyard and close to the house is an impressive threshing Barn, Grade II Listed and dating back to the 18th Century. It is of stone construction, a fabulous timbered roof with stone tiles and a tall gabled porch on the east side of the courtyard. Many uses could be made of it not least as a fabulous party barn or classic car storage and workshops. There is separate vehicular access from the road at the rear. The principal garden lies to the rear of the house and comprises lawns with mixed borders, a vegetable garden and two greenhouses. It is mainly enclosed by a dry Cotswold stone wall. To the front of the house there is a walled garden with a box hedged path leading to the front door with raised flower beds to either side and a wide terraced area.
