It stands in beautiful lawned gardens and its position helps to give it prominence within a highly sought after neighbourhood. Inside the property is beautifully presented and as well as boasting a wealth of period features, also offers highly flexible accommodation as required by the modern family. We were initially attracted to the property because of the stunning position of the house which is early Victorian built in 1862 and surrounded by trees, shrubs and lawn.

We are within five minutes walk of Freshfield Rail Station, and from here we can travel on to Liverpool City Centre, and on to John Lennon Airport. In the other direction to , then on to Manchester, one train stopping in . The trains are every fifteen minutes. We have excellent links to motorways throughout the country.

We are few minutes walk to a pharmacy and a GP’s surgery at the end of the road. Local supermarkets and a variety of shops, are within walking distance of the village centre. There is also a bus service down the road which stops near to the house. We have many popular, prestigious schools in the area; both primary and secondary.

It is a wonderful family house, having five double bedrooms and a small nursey/office. It is a light, bright house with every room having a lovely view. My favourite view of the house is of the magnificent beech tree at the front, which is something of a landmark in Formby.

It will be a wrench to leave the space inside, and out; and very difficult to replace the trees and shrubs which afford such privacy in a very suburban setting.

Since moving into the property thirty years ago we have not made any major changes to the house, other than upgrading the heating system, bathrooms and kitchen.

The two sittings rooms have a very seasonal function; the larger one has an open fire which is fantastic in the winter, the smaller of the two has two windows facing south west, which provide sunshine until evening in high summer. The house and garden are splendid for entertaining - there is ample space for parking cars. It is an easy, friendly house to live in, with a lovely atmosphere. First Floor
