Denver Area Parade of Homes 1953-1963

The following information came from newspaper advertisements and articles re- lated to the annual Denver area residential real estate promotion, the Parade of Homes. Local homebuilders, through the Denver Association of Home Builders, first sponsored this major marketing event in 1953 and it continues to be a major promotional effort. The years 1953 through 1963 are the focus of this study.

The database is intended to assist those seeking to gain a better understanding of Post-World War II residential architectural styles and types. The eleven-year span of the database provides an opportunity to observe changes over time. The multi-year participation of many builders permits comparisons between individual builders across the period. Many homebuilders are represented, but not all firms participated in the Parade of Homes. Builders offered a wide variety of residential styles and types. However, residential development in Denver during this period may differ considerably from other communities, particularly Colorado’s small towns. The database should only be used as a starting point for learning about Post-World War II architectural styles and residential development. Local historic contexts must be developed to understand regional and community variations.

While reasonable efforts were made to gather sufficient information to populate the database, available time and resources did not permit exhaustive research. Few of the developments in the database were field checked. Some may be reasonably intact while others are likely to exhibit significant architectural change.

In most years, the Parade of Homes show models were located in homebuilder developments scattered across the Denver metropolitan area. The featured builders constructed houses adjacent to the models as part of their residential developments. In 1958, the Parade of Homes format changed significantly. All of the show homes in that year were built along a single street in one residential development (Park East in Aurora). While this allowed visitors to view and com- pare the models of several different developers in a single location, the format is less useful for modern researchers. Adjacent subdivisions were seldom built by the featured developers. The number of featured builders was also considerably smaller than in previous years.

The “single-street” format must have proved popular with visitors and/or builders as the following year the Parade of Homes expanded the concept to two locations–Broomfield Heights in Broomfield and Applewood in Lakewood. After re- turning to the scattered location format in 1960 and 1961, the single-street layout returned in 1962 in Lakewood’s Green Mountain Estates.

- 1 - The printouts that follow sort the database two ways. The first sort is by city, street and address to facilitate locating developments by geographic area. The second sort is by year, builder and city. This sort should prove useful for those wishing to examine homebuilder changes over the eleven-year period.

The Parade of Homes occurred each fall, though the actual dates ranged from early Sep- tember to late October:

Address Not every model home had a specific street address. Some locations in the database are street intersections. In many instances, the builder only provided the address of a single model home. Builders often constructed several models immediately adjacent to the featured house. Where additional models were advertised, a comment is provided in the “Notes” field.

City Current names are used for most cities. Some developments originally occurred in unincorporated areas that were later incorporated or annexed into exist- ing municipalities.

Subdivision Subdivision or development names are noted when provided in the source materials.

Model Price The price of the featured model show house is noted when provided in the source materials. The price may include extra charge op- tions, like garages, finished basements, additional bath- rooms or upgraded finish materials.

Model Style See “Development House Styles/Types” below.

Development Price Range Price ranges for individual developments represent the full extent of house models if this information is available. Some developers provided only a starting price with no upper limit. Others noted only that their prices began at “less than” some dollar amount. In a few cases, builders cited only a sales price for the featured model. If prices for additional models were given, these will be found in the ‘Notes” field.

Development House Styles/Types House styles and types are handled in general terms for the purposes of this database. Builders and publicists tended to classify residential buildings in broad categories. Many architectural descriptions could not be verified due to the lack of accompanying photographs. For more information about these residential styles and types, see the publication Selected Post-World War II Residential Ar- chitecture Styles and Types.

MT- Minimal Traditional Few Minimal Traditional model houses were identified in the database. Parade of Homes advertisements for the early 1950s often failed to spec- ify styles or types. One could reasonably assume that some of the models from the early 1950s were Minimal Traditional.

R- Ranch Builders and publicist most often characterized all one-story houses of the period as “ranches.” These include early boxy ranches, traditional rectan- gular-plan forms, L-shaped plans, and modernist forms that might better be classified as “Contemporary,” International Style,” or “Usonian.” The limited architectural information available seldom allowed for any precision in verifying stylistic classifications. For the purposes of this database, all one-story residences not classified as Minimal Traditional are identified as “Ranch.” Where a description hints at a more specific style or type, this information is recorded in the “Notes” field.

SP- Split-level Split-level is a broad term for houses with living areas separated by half- floor divisions. Builders usually described houses with three levels as “tri- levels” and those with four levels as “four-level houses.” All these forms are classified as “Split-level” in the database.

BL- Bi-level The bi-level is best characterized as a ranch house on a raised or garden level basement. The main entry is at mid-level between the two floors.

TS- Two Story Traditional two-story residences were popular throughout the 1953-1963 period. Builders referred to the vast majority of these two-story houses as "colonials," even when the models exhibited little or no stylistic features generally characteristic of the Colonial Revival style.

O- Other In cases where a house style or type did not fit within the broad categories above, it was classified as “Other.” For example, a number of houses exhibited stylistic characteristics reminiscent of Cape Cod and are labeled “Other” in the database.

U- Unknown Model houses lacking descriptions or photographs are grouped here.
