www.davis-bowring.co.uk Welcome to 1 & 2 ELLER HOW HOUSE £1,250,000 Lindale, Grange-over-Sands, The Lake District, LA11 6NA

There is something rather magical about Eller How House - with its distinctive terracotta painted exterior walls, intricate fascia, colonnaded portico entrance, attractive sweeping driveway all surrounded by delightful gardens and woodland, this is an impressive detached Regency Villa of immense character and charm. Designed and built in 1827 by renowned architect George Webster for his own family (1797-1864) where he lived until his death. Mr Webster, along with his father, were well-regarded and prolific stonemasons and architects and designed and built many residential properties and churches predominately in but also in the surrounding villages and towns. George Webster, designed the facade of Kendal Town Hall and later followed in his father’s footsteps by becoming the town’s mayor in 1829 to 1830. Eller How House has an important pedigree with unspoiled architectural details sympathetically restored and updated by the present owners there is undeniable history, charm and character throughout. Stepping from room to room it’s impossible not to admire the details. There are decorative tiled and cherry wood floors, moulded cornice and plaster work to the ceilings, tall panelled doors and reveals, deep skirting boards and marble fireplaces and hearths. There are mixed window designs with some sash windows and working shutters. For those of us who love and appreciate older period homes - this is a gem. Space to spread out - with an overall approximate gross internal area of 5196 sq ft (483 sq m) over three floors, the property is split into two entirely separate properties, I Eller How House (The East Wing) and 2 Eller How House (The West Wing). No. 2 is currently let commercially for holidays but would also suit longer term tenancies or be ideal for extended family as many buyers are doing at the moment, it would enable two generations to join financial forces and buy together. Alternatively, you may seek to return to roots and remodel as it was designed - as one grand Lakeland house. Looking at the floor plans it’s easy to see how this would work with connecting doors between the reception rooms.

Informal country gardens

The property is surrounded by delightful informal gardens and woodland c. 12.25 acres (4.96 hectares). The driveway is bordered to one side by rhododendrons and to the other, a wooded bank with rocky outcrops, bursting with spring bulbs - daffodils follow the crocus and snowdrops and make a welcome approach. A small ornamental lake with bridge and surrounding pathways provides the perfect place for a short stroll - from the bridge, pause and look back towards the house - it’s absolutely charming. There are lawns with well stocked herbaceous borders, flagged seating terraces for the warmer months and pathways running through the ancient woodland - the hide and seek potential for children and grandchildren is endless. There’s a summer house with a long distance view towards the sea and a ruined folly - ripe for restoration. To the rear, there is a flagged courtyard, stone and slate outbuilding providing covered parking, wood and garden store. There is a parking area providing ample parking for several cars. The main driveway splits and provides separate access and parking to No. 2. Lake District living
