Executive Summary

This supporting design document has been prepared by Threesixty Architecture to accompany a Planning Application on behalf of DTP Hospitality UK Ltd. The application is to replace the existing Hotel Cladding at the Hilton Garden Inn, Glasgow.

The building is compliant with the Technical Standards in place at the time of construction, however the Client wishes to improve the building envelope for both fire performace and appearance.

Threesixty Architecture have been working in conjunction with Buro Happold Fire Engineers to develop a strategy for affordable cladding replacement including fire performance enhancements

The following pages summarise our proposals for the new facade treatment to create a more attractive asset.

Project Details

SSE Hydro

Project Location Hilton Garden Inn is a 6 storey, 164 room hotel constructed circa1999. The sleeping accommodation is located on floors 1 to 5 with a plant floor located on the 6th floor.

Supporting ancillary accommodation (restaurant / bar / kitchens / meeting rooms, etc) is located on the Ground Floor. A814

The hotel is located in the Finnieston Quay area of Glasgow, close to the Bridge, Finnieston Crane, Hydro and SEC Centre.

The main entrance is from Finnieston Quay to the north via steps with a secondary accessible pedestrian access / escape to the south from the riverside external terrace. The hotel addresses the Clyde River to the south with a private hard landscaped area and steps down to a pontoon.

The hotel has a barrier controlled car park to the west with circa 140 spaces and a drop off / pick up lay-by to the north Finneston Quay close to the main entrance. A main cycle route (NR75) is located immediately to the north of the hotel and runs east / west along the waterfront.

Project objectives • Improvement in fire performance • Improvement to appearance and presence • Improvement of proportions with cladding taken above and below existing lines • Bringing cladding out further to create reveals and add interest and depth to the façade.

The cladding replacement also allows the opportunity to improve thermal performance, improve external lightng and enhance / improve the existing signage.

Existing Metal Cladding

Due to issues identified during investigative and opening up works, it is proposed 2 3 to strip the existing metal cladding and associated support system and replace with a new system including supports.

It is proposed to retain the base course of black stack bonded terracotta tiles, however the top of this cavity will have to be adequately fire stopped as it is currently open below the feature flashing and EPDM.

The new cladding will incorporate the thermal insulation for the building envelope and we have the opportunity to improve the existing U-values (to areas of new cladding) to reduce ongoing heating costs, if this is achievable within the budget.

Existing elements being retained will be repaired and cleaned. It is proposed to replace all spandrel panels with correctly fre stopped panels. Fire Stops / Barriers

Existing fire stops are not continuous or in some locations missing. Existing fire 1 stops will be removed complete. New fire stops and barriers will then be installed as advised by a Fire Consultant including correctly fire stopping and sealing of retained elements such as at the head of the base course tiles to improve fire performance.

Concept Statement

‘A strategy to reposition a prominent building on a prominent site by carefully capturing the historical industrious tones of the River Clyde to create a ‘jewel box’ of black and silver and reflection.’

Key Precedents

The following is a selection of precedent images capturing the essence of tones, shades, and materials that we envisage for the re-cladding approach. Also prevalent is the importance of shadow and relief to a facade.

Following the concept of industrial materiality we have proposed a palette of Material Exploration monochromatic, yet rich and bold, tones for the recladding and associated works.

Selected Palette We have deliberately avoided introducing ‘flashes’ of colour(s), as colour goes in and out of fashion and can also clash with new branding strategies that may come forward for this Hotel. We feel this palette gives the building a defined character which will stay robust for years to come.

We have proposed and an extended a horizontal canopy running along the top of the ground floor restaurant and bar areas. This signifies the main event areas and unifies the glazing run at base level. Entrance Canopies

The existing entrances to the hotel are somewhat understated. There is the opportunity to revitalise these and improve their functionality by introducing canopies and detailing that is integrated into the overall architectural language, materiality and colour strategies.

These canopies will be extruded boxes that offer weather protection upon arrival with the lighting approach extended to form a uniformly lit soffit. The edge trims to the canopies are clad in stainless steel / anodised metal catching the sunlight / nightlight and tying into the aesthetic of the window ‘fins’.

Conclusion

This Planning Report, we believe, presents a viable and credible recladding strategy that will address both the principal fire safety concerns, whilst also improving the physical appearance of the building and its prominent presence on the waterfront.

We believe this design approach is a positive and uplifting enhancement for the Hotel.
