AMENITIES & ADDITIONAL REVENUE OPPORTUNITIES:

GAMING/CASINO As one of few properties in the immediate area, a 3rd Party/Licensee or Owner has the potential to increase revenue with the up to 15 machines offered. A lease can be structured with a 3rd Party licensee for a “space lease” or personal property revenue sharing (with Approval necessary if sharing in revenue) for the gaming uses at the Resort.

Currently, the property’s Bar and Lounge offers guests bar-top video poker machines (“space” leased by 3rd Party). Buyer can capitalize on lease income stream OR if licensed, operate and receive revenue.

GENERAL STORE/GIFT SHOPS Located in the main lobby area the General Store and Coffee is one of few places on the Mountain providing these goods (souvenirs, maps, toiletries, cigarettes etc.) to the tourists and locals alike (guests or visitors).

An outpost building at the main entrance of the Resort and “road-side” is currently proposed as another source of goods and souvenirs. SPA/FITNESS CENTER The Resort offers a recently remodeled spa and massage suite which includes a check-in/waiting area, steam room, wet treatment, sauna with in-room shower. MEETING/EVENTS The Resort is very popular among local meeting planners for its outside “Canyon Terrace” for weddings that take advantage of its expansive view of the surrounding mountains. Other activities including patio parties, music and guest relaxation can be provided by the large outdoor seating options. The “Sandstone” room offers approximately 50-60 person capacity at about ±564 square feet. Sandstone is perfect for small meetings, training or groups with easy access to the main floor and guest corridors. The room offers full audio visual connectivity.

Beyond its large full wooden bar and elevated dance hall, “The Aspen Room” and its centerpiece pine tree supporting the high ceilings has a 200-person capacity and holds both private and public events during the peak periods. The floor-to-ceiling provides breathtaking views and nightlife capability.

The full-service, 110-seat restaurant “The Cut Above” and “The Bar and Lounge” can offer casual or formal dining, gaming and pool area as well as combining with the meeting/events areas noted herein.

FOOD & BEVERAGE “The Cut Above” offers casual and formal dining options with a capacity of about 110 seats. The full service restaurant offers breakfast, lunch and dinner and with hours ranging from 7am to 9pm Sunday through Thursday and later option depending upon demand to 10pm on Friday and Saturday. The Bar and Lounge, offers gaming, pool table, music and seating for several locals and tourists. The Bar is popular amount locals and visitors as one of the few spots on the Mountain for happy hour and gaming.

Mount Charleston Overview

The Spring Mountains (SMNRA), also known as Mt. Charleston to locals, is an extraordinary and secluded space located within the Humboldt-Toiyabe National Forest. Situated roughly 40 minutes away from the heart of Las Vegas, the 316,000-acre recreation area sees ±1,200,000 visitors annually. Desert surrounds the vast, snowy mountains providing a unique environment not only to visitors, but also to the 50 species of plants and animals found solely in this area.

In 2015, SMNRA completed construction on the 4,500 SF Spring Mountains Visitor Gateway. The complex contains a monument paying homage to the Nuwuvi indigenous people. This gateway complex also houses Silent Heroes of the Cold War National Memorial, the Nation’s first memorial dedicated to the Cold War era. Outdoor classrooms, two amphitheater venues, and various exhibits contribute to learning about this area’s rich history.

The Spring Mountains Visitor Gateway Complex is located on Kyle Canyon Road within walking distance to The Resort on Mt. Charleston. The new structure includes a visitor center, an education and research building and two LOBBY AREA amphitheaters.

Mt. Charleston not only encompasses historical stories, but also sets a stage for recreation. With activities such as, but not limited to, skiing, hiking, camping and biking, Mt. Charleston has something to offer for everyone. SMNRA is home to the following attractions:

• 4 campgrounds, • 5 picnic areas, • Over 40 miles of trails, • The only ski area in Southern Nevada.

The Recreation Area is also very active with children’s discovery and learning with tools such as outdoor classrooms, which creates an inviting family-friendly environment.

Near the Resort, a recent capital investment of $10MM has been provided that directly impacts visitor volume to the Mountain and to the subject. Located just east of the Resort, The Mt. Charleston Visitor center is one of several upgrades to the area. Other upgrades include trails/campgrounds, roadways, picnic areas.
