LOCATION

The subject property is located on the northern side of Mottingham Lane, close to the junction with Carters Hill Close. Sat between the Grade II Listed Fairmount Residential Home (formerly the home of WG Grace) and the striking Norlesden House, the site can also count College and the charming Mottingham Farm Riding Stables amongst its immediate neighbours. Mottingham Village is within 0.5 miles and offers a varied array of local amenities. Both Grove Park & Mottingham Stations are within a 1 mile walk (albeit the former via public footpaths), and offer regular rush hour services into London Bridge, and Cannon Street.

PLANNING

The site has been the subject of several planning applications over the last 30 years or so: In 1987 a planning application (87/00705) for the construction of a block of 14 self-contained apartments was refused, and later dismissed at appeal. In 2010 an application (10/01016) for the construction of a two storey 5 bedroom house was refused, and later dismissed at appeal. In 2014 a further application (13/04107) for a two storey 5 bedroom house was refused and dismissed at appeal. Finally, and most recently, an application (14/04341) for a largely subterranean house was also refused at local level and later dismissed at appeal.

The overriding reason for refusal in each case has been the perceived lack of very special circumstances that might justify the grant of planning permission for development on a site that is designated as Metropolitan Open Land. The impact on the ‘openness’ that the site currently provides in the street scene has also been repeated on more than one occasion.
