Enter the wood ahead and follow the path to the Green Chain signpost. Alternatively, take bus route 486 or 89 to Oxleas Wood stop and take the narrow wooded footpath south to reach the Green Chain signpost. From the Green Chain signpost in the middle of Oxleas Wood follow the marker posts south turning left to emerge at the junction of Welling Way and Rochester Way. Cross Rochester Way at the traffic lights and enter Shepherdleas Wood.

BOROUGH WIDE ANALYSIS 3 BOROUGH WIDE ANALYSIS 3.1 TOPOGRAPHY 3.1.1 The topography of Lewisham has played a vital role in influencing the way in which the borough has developed. 3.1.2 The natural topography is principally defined by the valley of the Ravensbourne and Quaggy rivers which run north to south through the centre and join at Lewisham before flowing northwards to meet the Thames at Deptford. The north is characterised by the flat floodplain of the River Thames. 3.1.3 The topography rises on the eastern and western sides, the higher ground forming an essential Gently rising topography part of the borough's character. The highest point to the southwest of the borough is at Forest Hill (105m). The highest point to the southeast is Grove Park Cemetery (55m). Blackheath (45m) and Telegraph Hill (45m) are the highest points to the north. 3.1.4 The dramatic topography allows for elevated views from within the borough to both the city centre and its more rural hinterland. High points offer panoramas towards the city 42 Fig 18 Topography 2m 85m LEWISHAM CHARACTERISATION STUDY December 2018 43 3.2 GEOLOGY 3.2.1 The majority of the borough is underlain by the Thames Group rock type which consists mostly of the London Clay Formation. 3.2.2 To the north, the solid geology is Upper Chalk overlain by Thanet Sand. The overlying drift geology is gravel and alluvium. The alluvium has been deposited by the tidal flooding of the Thames and the River Ravensbourne. River deposits are also characteristic along the Ravensbourne.

This is an area which, together with the neighbouring wards of Bellingham, Whitefoot and Downham (as shown on the map below) in the London Borough of Lewisham, from a socio-economic perspective performs less well against a range of economic, deprivation and housing indicators than LBB averages and as such should be a focus for renewal and improvement. 1.3 The Draft Plan is not therefore in conformity with the requirements of Policy 2.6; 2.7 and 2.8 of the London Plan and accordingly fails this requirement. 1.4 We contend that the Local Plan should identify the area of Lower Sydenham, as a seventh Renewal Area. 1.5 This should be coupled with additional allocations for housing on sustainable, accessible brown field sites close to Lower Sydenham Railway Station.

We wish to make representations as follows: Prevention of public nuisance 1.There is no off-street parking for these premises. The premises are situated immediately on the major junction of Bellingham Road and the TFL managed A21 red route Bromley Road. The frontage of the premises has no access via a dropped kerb from either road. There is no parking to the rear since the construction of Bellingham Mews. The junction is controlled by TFL managed traffic lights, managing traffic flow to and from Bromley, Lewisham and Bellingham. All approaches to these lights have TFL red line restrictions with CCTV camera monitoring. All houses in Bellingham Road are 1930’s semi-detached family homes with front gardens converted for off street parking for two cars. This in turn prevents on street parking in order to provide in/out access for resident’s vehicles. So where will Jerk Bites customers park? This is an issue about which the applicants will have no control over or responsibility for; to the detriment of members of their local community. 2.Noise and proposed opening hours. This is a suburban family area, not a town centre or district location. The premises are situated on three sides by family housing and on the end of a parade of local shops. Flats above these shops are occupied by residents. Immediately behind the parade of shops and between Bellingham Road and Daneby Road is Bellingham Mews, a new development of family homes due for completion this summer.
