Site Context The 0.99ha linear site on Shalmsford St. sits south of and parallel with the road between Chartham Primary School and where the road turns and becomes The Downs. The terrain of the site rises to the east and to the south where a ridge line runs up along The Downs.

In the inter and post-war years, a number of semi- 1 2 3 detached houses were constructed initially along the road edge of Shalmsford St. An explosion of 1950s housing created a cul de sac and close set back from the road edge with a separate avenue

opposite the site. Throughout the twentieth century, 3 the two ends of Shalmsford Street continued to be developed and subsequently were joined together with infill development.

Baker’s Lane, due north of the site, connects with Chartham Village - where there are a collection of 5 amenities, St Mary’s church and the River Stour cycle path to . From Chartham there are railway services to Canterbury, Thanet, Ashford and London.

There are a number of bus stops on Shalmsford Street providing services to Canterbury and Ashford. The closest to the site are Pomfret Road and Arnold 7 Road. Vernacular & Materiality

The majority of buildings in Shalmsford Street are two storey, semi-detached dwellings. Older Victorian buildings are terraced however. The elevation examples referenced adjacent illustrate the linear typology & character of Chartham.

Most houses are regular designs, typical of post-war new-town/social housing stock found throughout the south-east. They are usually of red brick construction with clay tiled roofs. Houses further to the west include yellow stock brick. Others are white painted, with cladding or render. There is an even distribution of gable end roofs and hipped roofs.

The Augustine’s Estate has a broader typology of developer houses. The water tower and central clock tower building are all that remains of the once grander, institutional hospital architecture.

Landscape & Nature

The scheme comprises a linear layout of 30 dwellings. The approach to massing, mixes terraces of 2, 3 and 4 bed units respectively. The 4 bed units are interspersed along the site, smaller units positioned at each end to soften the edge of the massing on approach to the scheme.

Arrival within the development creates a new access road and parking set back from the road edge. This minimises vehicular impact on the highway and enables landscape planting to bed the proposal on the site. In this way, the proposal mirrors the strip of green buffer opposite the site at Brice Avenue.

The landscaping of the scheme has been thought about at this initial stage, with the use of informal hedgerows and planting to divide plots and create an appropriate visual character seen in many Kentish hamlets. The informal landscaping will provide privacy and denote boundaries where necessary, and deformalise where not required.

The architectural style is complimentary to the surrounding vernacular with material choice and form relating to the neighbouring buildings both opposite and adjacent to the site. Cues have been taken from building heights and orientation to ensure the scheme knits well into the local urban grain.
