Access Statement for “The Villa” Church Street, Poughill, Bude EX23 9ER, CORNWALL Introduction The Villa is a 3-bedroom period cottage with modern décor and lots of original features, located in a village of Poughill near Bude on the North Cornish coast. The nearest public house is a couple of minutes’ walk from the house. The nearest shops and beaches are located in Bude, about 5-10 min drive or 25 minute walk away. For bookings please contact Beach Retreats on 01637 861 005 or visit www.beachretreats.co.uk Pre-arrival Information The nearest train station is Bodmin Parkway, 31 miles (50 min drive) from Poughill. There is no direct bus route from Bodmin to Poughill/Bude but there are better connections from Exeter which is 1hr 20min drive away. Stagecoach buses 6 and 6A run from Exeter Train station to Bude where you can catch bus number 128 to Poughill. For bus times and fares please visit https://www.stagecoachbus.com/plan- a-journey. Nearest Airport - Exeter (EXT) is located 62 miles (1hr 20min drive) East from Poughill. Local taxis are available in Bude. For pre-booking a taxi we recommend Bayside Taxi, tel 01288 358076 or Alpha Taxis, tel 07760 757135. Accessible taxis are available on request from B&S taxi, tel 07889 833127. The nearest mobility shop that provides equipment hire, Countryside Mobility, can be found on Whalesborough Farm near Bude, tel 01288 362234. http://www.countrysidemobility.org/ Arrival, Parking and Key Collection The Villa is located in the village of Poughill near Bude. From the A30 heading south, take the first exit after Launceston signposted North Cornwall, Wadebridge & Camelford (A395/A39). Follow signs for Bideford when you reach the A39 and take the left hand turn to Poughill just after Stratton. Drive up Stamford Hill and follow signs for Poughill. Drive through the village and The Villa is the last house (white) in the row, on the left hand side, opposite the church. There is no allocated parking at The Villa. There is limited on-street parking directly opposite the house; further parking is available about 150m from the house, along Northcott Mouth Road. Key collection details will be provided with your booking confirmation. Entrance to Property Access to the house is not step free. There are 2 steps from the road level up to the gate. The steps are 18cm/7’’ high. The gate is 89cm/35’’ wide. A paved pathway runs from the gate to the entry door. There are further 2 steps to the door, 20cm/8’’ high. The door is 75cm/29.5’’ wide and has a 12cm/4.7’’ threshold. The door opens to the dining room. The entrance is well lit by a motion sensor light. Hall, Stairs and Landing The hall is on the right hand side through the dining room and the sitting room. The door opening from the sitting room to the hall is 77cm/30.3’’ wide and has an 8cm/3’’ high step. The hall has a tiled floor with a low pile rug and the room is well lit by a ceiling light. A 74cm/29’’ wide door opens from the hall to the second sitting room/snug. The doorway has a 7cm/3’’ tall step. A 80cm/31.5’’ wide door opposite the stairs opens to the garden. The door has a 13cm/5’’ step. Carpeted stairs lead up from the hall to the bedrooms and family bathroom. There are 11 steep steps to the first floor, each 20cm/7.8’’ high. Hand rail runs on both sides. The upstairs landing has a wooden floor with a low pile runner. The landing is well lit by pendant lights. Dining Area The dining area has a 76cm/30’’ tall table with 70cm/27.5’’ clear space underneath and 6 chairs without armrests. There’s over 1m/3’3’’ free space around the table in each direction. Other fittings include a dresser, a side table, a pew seat, window seating and a wood burner. A door on the right leads to the sitting area. To the left from the sitting room entrance is the downstairs WC. The dining area has slate tiled flooring. The room is adequately lit by wall mounted lights. Sitting Room The sitting room is on the right hand side as you come through the dining room. The door opening is 76cm/30’’ wide and step free. The sitting area has a 3-seater sofa and a 2-seater sofa, a coffee table, shelves, window seating and an open fireplace. There are wide spaces around the furniture, all of which can be moved. The sitting area has a wooden floor and a thick pile rug. The furnishing and floors have good colour contrast; the room is well lit by wall mounted lights and table lamps. A 77cm/30.3’’ wide door opens to the hallway leading to the second sitting room on the ground floor and the bedrooms upstairs. Second sitting room/TV room The TV room is across the hallway opposite the sitting room. The door opening is 74cm/29’’ wide and has a 7cm/3’’ step. The sitting area has a 5-seater corner sofa, a coffee table, a TV cabinet, window seating and an open fireplace. There are wide spaces around the furniture, all of which can be moved. The sitting area has a wooden floor and a thick pile rug. The furnishing and floors have good colour contrast; the room is well lit by wall mounted lights, a table lamp and a floor lamp. A 75cm/29.5’’ wide doorway leads to the study and the kitchen beyond. Study The study is a light-filled room between the TV room and the kitchen. The furniture includes a desk, 2 chairs and a side table. The room has a wooden floor and is well lit by skylights, wall mounted lights, a pendant light and a desk lamp. A 72cm/28.3’’ wide door leads to the kitchen. Kitchen The kitchen can be accessed through the study at the back of the house or through the dining room. The kitchen has contemporary fitted units including an oven, induction hob, Rangemaster cooker, dishwasher and an American-style fridge freezer. The oven is 75cm/29.5’’ high and has a drop down door. The microwave is located on the worktop at the height of 90cm/35.4’’. The lowest drawer in the fridge is at the height of 26cm/10’’, the highest shelf at 150cm/4’11’’, same as the compartments in the freezer. The height of the worktops and the hob is 90cm/35.4’’. The basin is at the height of 87cm/34.2’’ has a dual control mixer tap. Crockery & glasses are located in the base units and in the cupboard. Plates and bowls on the higher shelves can be moved down onto lower level shelves upon request. There’s a small table with 2 stools for seating and a 96cm/37.8’’ tall butchers block table for food preparation. The kitchen has slate tiled floor and is well lit by skylights and pendant lights. A 72cm/28.3’’ wide doorway leads to the dining room. 108cm/3’6’’ wide double doors lead to the garden at the back of the house. The doorway has a 7cm/2.7’’ tall step. Bedrooms All 3 bedrooms are all located on the first floor. BEDROOM 1 Bedroom 1 is on the left hand side as you turn around on top of the stairs. The door opening is 72cm/28.3’’ wide. The bedroom is decorated in neutral colours and has a wooded floor with a thick pile rug. The bed is a 150cm/5ft king size with the height of 51cm/20’’ from the floor to the top of the mattress and 26cm/10.2’’ clear space underneath. The widest space around the bed is 90cm/35.4’’. Bedroom fittings include 2 bedside cabinets, a chest of drawers, an open fireplace, window seating and a built-in wardrobe with a clothes rail at the height of 160cm/5’3’’. Furniture can be moved. The bedroom is well lit by wall mounted lights and bedside lamps. A 46cm/18’’ wide opening leads to a little dressing area on the left hand side. The dressing area has a dressing table with an armchair and built-in storage cupboard. The room is well lit by a wall mounted light. A 66cm/26’’ wide door on the right hand side leads to the en-suite bathroom. EN-SUITE BATHROOM The en-suite has a 53cm high and 53cm wide bath with an overhead shower. The shower controls are at the height of 110cm/3’7’’ from the bottom of the bath. The bath has handles on both sides. Non-slip mat is available. The basin is at the height of 81cm/31.8’’ and has hot and cold water taps. The toilet seat is 39cm/15.3’’ high. The bathroom has a wooden floor and is well lit by ceiling and shaving lights. BEDROOM 2 Bedroom 2 is on the right hand side on top of the stairs. The door opening to the bedroom is 65cm/25.5’’ wide. The bedroom is decorated in neutral colours and has a wooden floor with a thick pile rug. The room has two 90cm/3ft wide single beds. The height of the beds is 55cm/21.6’’ from the floor to the top of the mattress with 26cm/10.2’’ clear space underneath.

Introduction This report is a brief interim Sustainability Appraisal (SA) review of the Options consultation document Framework Plan for Bude, Stratton, Flexbury and Poughill. The Framework Plan is part of the Cornwall Core Strategy process. A SA assesses the environmental, social and economic impacts of proposed plans and policies and is required by legislation.
