Specifically, we aim to address the issue of dealing with vulnerability in logistics dependent on the degree of connectivity. To resolve this issue, we investigate (i) the current level of local railway station sustainability performance from the perspectives of the value of the station (node) and the geographical location (place), and (ii) how railway station network management can prepare for imminent internal and external risks. Integrating node–place analysis and social network analysis approaches, we demonstrate a means of assessing (i) local railway station performance by comparing how one station’s value differs from that of other stations, and (ii) overall railway network performance by measuring the degree of connectivity based on the centrality characteristics. Consequently, we recommend improvement in planning orders considering the degree of local performance and network vulnerability for railway station network sustainability. With the enactment of the Korea Appraisal Board Act in September 2016, KAB has undergone a transformation from an organization specializing in real estate appraisal to an organization dedicated to real estate market surveys and management as well as making announcements of official land value and related statistics. Maintaining order and stability in the Korean real estate market is an especially important task undertaken by KAB. The KAB Real Estate Market Report published semiannually in the first and second halves of the year provides reliable information on the real estate market including the future outlook, based on comprehensive and in-depth analyses of the current trends, with the aim of ensuring order in the real estate market. The real estate market in Korea in 2016 became more stable compared to the previous year due to the influence of the economic slowdown and the new loan restriction policy concerning tighter loan review regulations. Notable trends in the year included the overheated pre-construction parceling-out market for the Gangnam reconstruction projects and the rise in housing prices in the Seoul Capital Area; however, following the announcement of the real estate policy on November 3, 2016 speculative investments declined, and the market became more stabilized centering on actual demand. The proximity to the HSR station could be considered as a core district to maximize the industrial benefit through the HSR network. From this perspective, this study considers the agglomeration effect of HSR within the HSR station-area and analyzed the agglomerated spatial pattern through hotspot analysis by service industry in the cases of Korea and Japan using GIS. This study analyzed the service industry within 1km distance from 8 HSR stations of Korea and 4 Kyushu Shinkansen stations of Japan. The results suggest that the hotspot patterns are observed in the service industry within 1km distance from the HSR station of Korea and Japan, except for two HSR stations of Gupo station and Kagoshima-Chuo station. Leisure, amusement, association, and other specific service industries could be affected by HSR passengers and knowledge-spillovers through HSR station. Therefore, the observed hotspot districts near the HSR station-area could explain an agglomeration pattern of the service industry through a closeness to the HSR station.
